Comments (18)I use clove scent around the kitchen and lemon or vanilla in the rest of the house. I'm getting ready to sell my parents' home and planning for the staging furniture pieces, interior scent, and flowers outdoors is our next step. Large pots near the garage door and the front door with yellow mums and some silk maple leaves in fall colors is on the agenda. Windows have all received new treatments, in light colors and fabrics. Floors have been thoroughly cleaned, polished and scrubbed to reflect as much light as possible. Carpeting is steam cleaned and all kitchen surfaces are disinfected and sweet smelling, including the insides of cupboards. Staging pieces are shiny and only the most interesting bits have been chosen, to look tidy and homey at the same time. Esthetics are everything when you sell a house. How it looks and how it smells can make it or break it. If the roof is new or the furnace is high effeciency, buyers can't see that and won't really care. They want clean. Comments (135)The listing has new photos of the new rooms and also the front of the home. I am surprised that the other sites have not picked up the photo changes but do have the price reflected correctly. We dropped our price 22k I would have thought they would have the new pictures by now. I am sure my Realtor doesn't update all the sites he told me that they will pick it up on their own. It has been two weeks since the new pictures went up, too. Anyway my MLS listing is 201316269. If that helps. After waiting a couple of weeks and two cancellations for showings we finally had some buyers come through this past Monday who loves the home but said it was their first day looking so they wanted to look around the area before making a final decision. Anyway I am hoping they come back with an offer in hand soon. Comments (10)Maryanne, There are as many answers to your question as there are people...no 'one-size fits all'. In my area, however, houses that have not been updated are not selling, period. No matter what they are priced at potential buyers subtract remodeling costs from the list price without consideration that the need for updating might be already priced in. I have many friends within the real estate & mortgage industry. They all say the same thing...people are tired & don't want a major project house. The flippers seem to have abandoned our area...at least for now. The lookers are people searching for a place to call home. In general answer to your question, I don't believe in going into debt in order to do extensive remodeling on a house that one is going to sell. IMO, it makes better financial sense to lower the price enough that it sells 'as-is'. My reasoning is: If I incur debt remodeling...what happens if the house still doesn't sell or doesn't sell at the price point I'd hoped? The answer is that I end up with the DEBT AND THE HOUSE. Not a good scenario. If I pay cash & upgrade according to my tastes then it's not so bad as long as the cash expenditure was appropriate to my circumstances. Comments (35)Help I have the same problem but it's EVERY weekend and it's MY house and MY bed. at first it was just saturday night but now his ex has taken to last minute asking my fiance to take his 8 year old daughter on friday night's. the first night she asked to sleep with us he got mad, he was still enjoying our cuddle time. i felt bad cause our relationship was so new i told him she was scared and it was ok. WHAT A MISTAKE! it hasn't stopped since, 3 months. he doesn't even try to put her in her own bed. if i do stay in the bed i usually end up on the couch. the other night i went to sleep in her bed but could not fall asleep. i thought screw this, that is my bed. they were both asleep but i pushed myself in next to him. i don't know what to make of it. i can't think she's afraid. it's a small house her room is literally 10 feet down the hall. we leave a light on in her room, the bathroom light on and both bedroom doors wide open. i've talked to him about this twice and my plan was to just go sleep somewhere else but now i'm thinking he can sleep with her in the little twin bed or if he can't be man enough to stand up to her and lets her come to our bed he can sleep in the middle so i can still be close to him. she does this whenever we are together. if we are sitting on the couch she insists on sitting between us. when we took her to the movies she let us know well in advance she was sitting in the middle. i hate to sound like a spoiled child. i just don't know what i am doing. i never dated a man with an ex wife let alone children so all this is new to me. he doesn't have these things to deal with as my children are grown. i think it is even harder for me because when my son was the same age i had moved in with a man and he was still dealing with his father's and my divorce. he would come to our bed almost every night. my boyfriend at the time would get very angry. i worked really hard to get my son to sleep in his bed through the night even as it broke my heart.of course i wanted to comfort him and make him feel safe. i feel like i am in a terrible position...See Morefunction_first
