Design Dilemma Laundry Room Remodeling

How much should I charge for fixing up a room/making these changes?

I have been hired to renovate a room in a house but am not sure how much to charge. I typically charge 40/hour and this client would like a flat fee but I'm not sure if this seems a bit high, I'm not used to charging flat fee. I think I would need 5 eight-hour workdays to complete this work and am thinking of charing $1,600. What do you think? This is the work:

- The room is 80 square feet (will need to move four laundry machines and three fridges)

- Paint four walls

- replace a sink

- polish the floor with a polish machine

- replace light switch cover

- I will also clean polish the kitchen floor which is about another 300 square feet.

Any help is much appreciated, thank you!

I'll be taking $1,600.00 when I change the sink for you. Sink and plumbing included, but I'm not changing the cutout for that. The reveals will probably be mismatched a bit too.

I'd triple my rates, were I you. If you aren't occasionally shocked at how much you have to charge, your rates are too low, believe me. If 10-20% of your satisfied customers aren't crying about your rates, they're too low.

This is a question only you can answer . I have not worked for $40.00 / hr. for a very long time . Honestly I have no clue what this space is and just not enough info for me to even guess. I never like flat rates because you never know what surprises can come up.

The biggest problem I see, is that either you told him, or you thought you told him. Big difference. Hanging all of this on him, without knowing specifically what was said, probably isnt going to go over very well. If you decide to change it, its gonna be costly, for whoever gets to pay for it. I do agree about the countertop on the dining room side being a problem. With that said, if it were mine, I'd: Assuming they are framed cabinets, then, you could leave the uppers as they are, have the cabinet guy trim 1/4 inch off of each base scribe in the range opening. This would pull the base to the right 1/2 inch, allowing you to at least have a half inch overhang on your counter, and the counter would line up with the upper above, regardless. Typically, I try to line the countertop up with the upper anyway, and not worry about the base lining up in these types of applications. I think it looks better when ending tile, backsplashes, wallpaper etc. That seems to be the easiest fix to all of the problems, without having to rebuild 3 cabinets this late in the game.

Can you check with your school about what the local laws and practices are? Do you need a business license? Do you need a license to call yourself a designer in your state/locality? Some do. Does the school have any policies about students doing work for pay? Do they have guidelines? In general, anyone can call herself a "consultant" and consult on just about anything and charge any amount for it, so long as it isn't a specifically regulated field (e.g., medicine) and you declare the income and follow other laws. As a design student, however, you're trying to build a specific reputation in the place where you live, so you need to be really careful about protecting that. Rhome gave you some very good advice. Tell your client up front that you're a student but that you've done a lot of work and learning the particulars of kitchens outside of your coursework, and sign a paper with them that says that if you design for them that you'll be able to come take pictures during and after their reno for use in your portfolio.

How much room should I leave for the Dining Room?

Hi Jax. I am in the same position. Our kitchen is currently 11 1/2 x 12, L shaped and the dining room is 14 x 12. The dining room opens into the living room with just a decorative moulding separating the two rooms. I'm planning on taking down the wall between the dining room and kitchen and making a penisula but need to move the wall into the dining room for more space since I'll be losing the upper cabinetry. We're taking 12 - 15 inches from the dining room space. We can't take any more because we also have a very large box out window in the dining room and don't want to add to the expense of moving that window. So the dining room are will now be 13 x 12 which I think is still a decent size. Our advantage is we can extend into the living room if necessary for large get togethers. Hope this helped.

I'm worried that you might not be aware that Live Oaks take many years (!!!) to achieve 'shade tree' status. And the larger they are when planted, the slower they grow. Also, Live Oaks are extremely messy trees. No one in their right mind would plant them anywhere near a pool. They shed copious leaves in the late winter as the new buds begin to grow; it's the normal growth habit for Live Oaks, which are not true 'evergreens'. Their small leaves are slow to difficult to blow from walkways, a nightmare to clean from pools, and extremely slow to decompose. Did I say copious? After the leaf fall comes the dreaded shedding of the male catkins, which build up in drifts for several weeks until they all finish dropping. This is another major pool clogger. Then, there comes the winter acorn fall! Not only are they capable of dropping bushels of the little things, but they can become a hazard on pathways, and will stain a pool bottom. I have overseen the landscape management programs of several coastal SC resort and golf properties, all of which were thick with Live Oaks, old and newly planted. They were a PITA. I'm not even going to discuss the situation with the grass.

Is that 1600 supposed to be just flat base labor for just your active work time... and not including like transportation of equipment, materials used like polish, items needed like painting materials, sink, lightswitch cover, and so on?

Is it just you, and you are moving all that machinery by yourself? Or do you have an assistant? If you have help, you need to add that labor and so on into the estimate as well.

Are you sure you can fully complete the project along with after-inspection and so on with the owner within the 40 hours? What if the owner isn't happy and wants you to come back for whatever- that goes outside the 40 hours?
