kitasei thank you. The house was built into the 80s and came with an ugly orange stamped concrete. It took me several years to finally convince my husband to shell out the money for the pavers. We chose the same ones for around out pool our back and I couldn't be happy we did it. Where would you suggest the climbing rose? On the right side of the garage? I'm heading to a local nursery this morning. The guys that work there have been amazing in the past so hopefully he can help me.

I posted two similar bungalow style homes below. Your house differs from these in two areas: color areas and window treatments. Your house has three color areas, the brick, the painted siding and the painted stucco. When you look at the photos below, there isn't more than 2 body colors on the first house and only one of the second house. Both houses draw attention to the bow window (with an overhang) and large window with the transom and shutters. Your house seems to have the overhang over the bow window, but it looks like a huge sunshade was added. I'd consider limiting the colors to one or two, and removing the huge sunshade. If you paint the brick, you might need to consider a whitewash or a lime wash, so as it wears away, it will still look pleasant.

Love the door, would never have picked something like that! Houssaon, The belly board is the the strip that separates the bottom brick from the upper siding? It really does make a difference in the sample house you posted. It would run from the left side of the house, over the garage doors, little porch area, over the first floors windows and then ends at the right side of the house? I really like that idea. K Laurence and Decoenthusiast, I agree, however, we listed our house, expecting it to sit a while and it sold in 2 days. Our rental has fallen through and our timeframe for remaining in the area lengthened longer than anticipated. We have a trusted contractor who can supposedly do it all in 2 months (fingers crossed!!!!). Landscaping definitely need updating and definition. As it is, everything seems to be nebulously running into everything else. For example, at each side of the entrance area are what look like they are trying to be small tree forms ... but there is no canopy shape or separation from shrubs below. For analyzing the foundation planting, you need pictures that are taken about 50% closer to the house so that things can be seen well. Provide a full panorama taken from a central (in line with door) single camera position. Pan from far left to far right, taking slightly overlapping pictures. Include background space that is beyond the ends of the house. No way would I change the stone to wood as in your inspiration picture. It is not a match. Is the stone in bad shape? I don't see the problem with it.
