Comments (9)Tz6, As I mentioned above...being in a busy paint-store, we hear that SO often! (I kinda bite my lip when I hear that, but....whad'ya do?!?!?) Sure, it looks nice for a buyer now....... Yeah, with paint chips, ya gotta use your CSI skills!! * Use a few strips of Regular (NOT painters' variety)masking tape, place some at random areas. * Make sure there's a couple at 4'3" from the floor. This will be centered over the lower drywall-seam which obviously runs horizontally around the room. * Rub the strips on with light/medium pressure...then quickly tear-'em off (HAIR-removal ideas anyone?!?!?). * Well-adhered paint won't be affected by this. * Suspect paint-layers will USUALLY let loose. >>> DON'T do this on anything less than a month or two old. >>> A good primer/paint bond chemically takes a month or more. * If the bottom of the torn-off paint is the SAME as the existing room color, the most current color failed to bond. * If the underside is DIFFERENT, then a failure farther-down is indicated. * If you have VARYING chip results, then the whole series of paint layers is suspect. 1) Either way, I'd get a couple of good pole-sanders, sanding-screens, Motrin, and do a good/even sanding 'till surface seems sound. 2) Use the Shop-Vac with a FINE-DUST bag inside, and vacuum away. 3) Lightly wash walls with Dirtex. 4) See the Masseusse, after a couple days off for wall-drying... 5) Repeat the tape-test again in a couple spots. If all is secure.... 6) I'd prime TWICE here (the HIDDEN reason I say this??? Many people prime/paint too thin)!! Let us know what'cha do!! Faron...See MoreStairwell Stringer Paint Cracking

The main (obvious!) cause is structure-movement, as PG suggests. * Most of the cracking, being ON the caulking, implies a few things...wrong/cheap caulking, cheaper paint, bad/no prep. * Even top-notch Latex paint has its stretch-limit though... * All old caulking needs to be scraped-out completely. I'd maybe lightly scuff-sand those top edges of the stringer/wall-edge too. This will provide a better grip for the NEW primer & caulk. * Prime the stringers. Apply caulk when primer dries. Apply 2 coats new paint when caulk has cured-out. * I'd suggest Sashco's "Big Stretch" series of caulks. Just get the White. Comments (3)You can get paint pads with a screw connection for painter's poles. I have never used one for cutting in, but if you get the kind that has an offset for doing corners, you should be able to pull it off. Comments (17)Hi all, Yes I get the risks involved, which is why I'm taking the time to try to get as much technical input as humanely possible before doing anything. Certainly it would have been much more risky of me to go right ahead and make structural changes without that. Repeating over and over that I shouldn't be asking the internet isn't doing anything. I appreciate those of you such as BobH, live-wire_oak, and jdesign_gw who actually share helpful, technical information for me to look into. To be clear, I've never planned to go ahead and dive into demo based on the conversations here. I didn't mean to give that inaccurate impression.
