position of mbr closets: 3 possibilities, how will each live?
Comments (8)Thanks for the feedback, folks! Your descriptions were very easy to visualize in my mind. Classicalone, the way you describe is the way I have been drawn to the most and don't see how anyone wouldn't like it. I might need to go into the bath or the bedroom for certain things while dressing, so having the closet in the middle seems so convenient. Tinycastle, I keep going over in my mind what would make the mba most usable for a couple, and the toilet with a door is a must! I too am interested in a layout that would provide me a dressing area without necessarily having to go back into the bedroom to do it, so maybe the stool or bench that is at the vanity in the bath OR *fingers crossed* a closet big enough to have its own stool or bench! The idea is that when both my husband and I are bathing and dressing, to not cross paths with him and get in each other's way, or at least as little as possible. Another idea that hasn't been brought up is one that I saw in a couple of new homes I walked through and a handful of floorplans where you walk out of the sleeping chamber into the bathroom and closet area and on the opposite side is a door that takes you out of the master suite altogether (the ones I saw took you through the laundry room to exit) without having to double back to through the sleeping chamber to exit. Really nice, but not something that could be done in the majority of plans. The suggestion that I find the most intresting is nini804's. You pass the closet and bath on the way INTO the suite. This is a configuration that I had never considered, but that I think this would live marvelously! This would work well both when one person has to rise and dress while the other is sleeping as well as when the person or persons in the mbr need to rest while others carry on other activities in the house. One question: so the mbr is at the end of the short hall, but is there just a framed opening into the sleeping chamber or an actual door of some kind? So now I have been looking through my favorite plans and imagining how I might do something close to that, lol. Something new to obsess over for awhile! I have attached several links to plans I am considering that are close to this or could easily be altered to be this way: http://www.dongardner.com/images.aspx?pid=2695&fn=floorplans%5c10091_f.gif&f= http://www.dongardner.com/images.aspx?pid=2864&fn=floorplans%5c10661_f.gif&f= http://www.dongardner.com/images.aspx?pid=3400&fn=floorplans%5c11621_f.gif&f= http://www.dongardner.com/images.aspx?pid=3259&fn=floorplans%5c11591_f.gif&f= http://www.dongardner.com/images.aspx?pid=3676&fn=floorplans%5c12261_f.gif&f= http://www.houseplans.com/plan_details.asp?plannum=80-165 http://www.frankbetz.com/homeplans/plan_info.html?pn=3828&vw=3 http://www.dongardner.com/concept-1225.aspx...See MoreMaster bath, shower room, powder room combo
Comments (6)Scott, I also have a similar arrangement- but mine is a little bit smaller at 15.5' X 9.25'. We haven't begun to renovate the bathrooms yet, so I'm still at the beginning planning stage- but when I mentioned that I was thinking of opening up the guest bathroom to the master bedroom I had lots of opposition from family members, particularly my parents who said they would never buy a house that 'shared' the Master Bathroom. We are empty nesters with an additional full bathroom in the basement- so it's not like we NEED a bathtub in our essentially guest bath- but we forsee selling and retiring within the next ten years, so resale is definitely a factor as well as making it work the best for our needs. Do you or anyone else know if there is a site that shows layouts (as architectural drawings instead of or in addition to pictures)? I am wondering if there is a more efficient way to rearrange the positions of tub, bath and sink? I want a fairly good sized soaker tub-(my compromise is to have it in the guest bath, and have a large shower in MB) so it may work best for me not to change the walls, but if your layout is like mine, perhaps you could rearrange the 'pieces' and steal some space for your Master Bath?...See MoreTight closet for washer and dryer combo-suggestions please.
Comments (1)I don't see a problem with that. Just had a look at a Whirlpool installation manual and it said to leave one inch at each side, but that is just to reduce noise transfer not safety issues. Electrolux even says zero clearance in needed. Just make sure you have enough room (opening) for the dryer's air intake and try to keep the vent hose air straight and short as possible. Comments (4)Most of the time it will be just 2-3 adults with visits from kids and grandkids. Gear will be winter jackets and boots to flip-flops as we experience all 4 seasons. This will be the only real pantry in the house where extra or large pots/pans are planned to be kept, costco-sized food packs, small appliances, toilet paper, small fridge, etc. Laundry room needs to have air drying solution for clothes as well as a wash basin and even some sort of ironing area. Am I asking too much for the amount of space that I have? lol. :-)...See MorePatricia Colwell Consulting
