Basement bedroom dev but have duct in the way

Hello Houzz crew.

Im just coming to the end of a basement update and Im looking into creating a bedroom next to the utility area (no existing bedrooms in the basement but a budget of around 1k to frame, drywall and mud will at least double itself come sale time).

Across the planned wall to separate these two areas, is a duct. I also have a duct running across the ceiling.

Now, would it be unsightly if:

I created a sofft in the corner of the wall?

and created a soffit running across the middle of the ceiling?

The bedroom door will be a pocket door. The light can be easily moved. Floor area will be 78 sq ft with a window egress and door exit.

The highest point and a majority of the ceiling is 8ft.

That is not an egress window if you plan to leave that window as is and if you plan to change that window to an egress you should plan on a larger budget.

That said there are 3 options, one is to leave the pipes open, two re-route piping closer to the walls and cover them up so the middle of the room has a more open ceiling (if possible, hard to say without seeing entire room) and the third option box them in, in its place.

On the 3rd option, to box them in would still mean the window is an egress?

Otherwise, if I followed option 2 (which is fine), I’ll frame that to the height of the top of the window.

As long as I can ensure it is code, that’s what I’ll follow.

I think the "proper" way to do the stairs would be (would have been) to shift the stairwell over to the other side of the gargantuan beam. Then it would come down a half flight into the hallway with the bedroom and bathroom, and continue on down into the basement at the end of the hall (where the current short flight of stairs is). I don't know that you can change it at this point, as it depends on what's upstairs on the other side of the beam, but that seems to me to be the right way to do this. You could certainly cut through that beam and create a doorway out the side. Anything's possible with some structural engineering. And it looks like the perpendicular beam that's resting on the gargantuan one would be the other side of said doorway. However, you'd need to create a landing there, and that would extend the run of the stairs on down into the basement, which would reduce your head room. So I don't think that's the best solution. So what's there, quirky as it may be, is perhaps the lesser of the evils.

It would help to have more dimensions and know where the windows are (and sizes of windows.) I see what looks like a window on the 17' wall, not so sure about the 30' wall. Are the dimensions shown the exterior or interior dimensions? If interior, do they include studs and drywall, or are those from foundation wall to foundation wall? Did you want to use just the 17' x 30' space for 2 BR and 1 BA, or more of the living space? Can the space below the stairs in the picture be used for a closet? Where is the bottom stair? It's not clear the way this is drawn. A more detailed drawing would be very helpful.

Consider making the pool bath have a door to the living room. Makes sense if people go in there to shower and change after the pool to not have to go back outside to enter again. You can make the other bathroom just an en suit then, which is great if you ever decide to use that room for an in-law suit or something down the road. Think about putting a linen closet in the pool bath too. It will be so much easier to just keep pool item there like beach towels, sunscreen, and other stuff there. If your kids fall and scrape their knee by the pool how great will it be to have bandaids right there? I agree the closet looks odd in the middle of the room. Eliminate it, make it into two separate ones so each bathroom has storage. Put a closet in the corner of the living room near the hall. Or better yet make it into a dry bar with cabinets, shelves, and a beverage fridge.

Our guest room is downstairs and in theory shares the space with the playroom or whoever is also downstairs. I completely disagree that a guest needs a five star experience. Most people who stay in our homes are friends and family. We want to provide nice and comfortable spaces for them but it’s not a hotel. We go to my in laws all the time and happily use the bathroom down the hall. In order to accommodate your wants you would need to remove the closet and completely redo the bathroom. This would be a lot of work and cost to remove a bath. If you have the powder already I would just leave it. If this is a new build then redesign till it gets you what you want.

An egress basement window must meet your local code compliance.

Most residential building codes require:

R310.2.1 Minimum opening area.

Emergency and escape rescue openings shall have a net clear opening of not less than 5.7 square feet (0.530 m2). The net clear opening dimensions required by this section shall be obtained by the normal operation of the emergency escape and rescue opening from the inside. The net clear height opening shall be not less than 24 inches (610 mm) and the net clear width shall be not less than 20 inches (508 mm).

Exception: Grade floor or below grade openings shall have a net clear opening of not less than 5

square feet (0.465 m2).

R310.2.2 Window sill height.

Where a window is provided as the emergency escape and rescue opening, it shall have a sill height of not more than 44 inches (1118 mm) above the floor; where the sill height is below grade, it shall be provided with a window well in accordance with Section R310.2.3.

R310.2.3 Window wells.

The horizontal area of the window well shall be not less than 9 square feet (0.9 m2), with a horizontal projection and width of not less than 36 inches (914 mm). The area of the window well shall allow the emergency escape and rescue opening to be fully opened.

Exception: The ladder or steps required by Section R310.2.3.1 shall be permitted to encroach not

more than 6 inches (152 mm) into the required dimensions of the window well.
