Comments (7)les917 - the answers are no and no. No TV, and we cannot (and I don't think want to) move the fireplace. nanny2a - thanks, you are totally right. The coffee table is shown slightly in the wrong spot. I envision it being a coffee table sitting in front of the large sectional (hence wanting it to be the length it is). It will not be sitting in the center of the room like shown. Does anyone see any concern about clearance between the chaise and the fireplace (where one would walk to go from center of living room into the dining room). What kind of clearance do you think is needed/what is the max length and width I could get away with for a chaise/daybed in that area? And does anyone see an issue with the fireplace sitting in the middle of the room, and nothing really being oriented towards it? Comments (12)justgottabme: Yes! excellent plan! The Tv needs to be in that corner next to the fireplace -- either mounted on the wall or sitting on a console or cabinet. Having a cabinet in that spot would anchor that whole corner. And more excellent ideas above too! Love the idea of bookshelves in each of the corners -- perhaps just try basic Ikea Billy shelving -- or other build-it-yourself shelves (try stores like Targer or Walmart)-- just to see if that plan will work for you? Or look for vintage shelving or bookcases on your local Craigs List! Swivel chairs can be found -- check your local Craigs List! But for now -- once you move the TV -- try placing one sofa facing the fireplace -- and another one facing the window -- forming the classic L-shape....See MoreThoughts about this kitchen layout?
Comments (13)thanks for all the feedback! Very helpful. I'm uploading the whole house view here but really am mostly concerned with the kitchen/island layout. The question is whether there is sufficient room to have the ~40" from the island to the workspace along the wall. ie, having 36" walkway between the island and the 2 other counter ends. The door into the kitchen would not be a main entry...mostly we would use the mud room entry..but have the one in the kitchen a glass door that could be used when bringing in groceries but also allow a little bit of a vista to the outside while cooking. The powder room wasn't a must have but may offer an easier option for washing up from working in the garage or avoiding a walk across the house to the guest bath. Pocket doors are common in our house, so will definitely see if we can do that. Here are some images of the common/galley style look that are inspiring the layout. There are many similar concepts out there in the contemp/modern. So it's more of a galley island. But do we shorten the island to remove the stool seating? Or that and offer a narrow ~2ft split and have 2 islands? Or move the dishwasher to one of the 2 counters out of the main work space, since I usually wash pots/pans by hand? Move the induction cooktop to the island, since it will be flush mount and doesn't stay hot/have the same issues as gas? The bar sink is near where I envision having the glasses/wine/etc and could serve as an additional place to prep vegetables. (we buy a lot of fresh vegetables from a farmer in the summer) Those counters can also serve to help provide a baking prep space. Those are my thoughts but would love to hear more or alternative layouts if this isn't feasible. And as for using a professional, I have been working with an architect who is very reputable and good, but not a kitchen layout expert or even someone who cooks. " Your statement sounds like you are repeating something that someone said to you who doesn't exactly understand home systems and construction. You already have electric in that wall based on the fact there is an electrical sconce. You already have cable since your TV over the fireplace is activated. So a coaxial cable has to be fished through the wall which can easily be done by a professional if there is no one in the house up to the task.
