Comments (17)Raintree seems to be sold out of mirabelles, but if you email them, they might know another retail source. They still offer Reine de Mirabelles, which may be a cross between a gage (reineclaude) and a mirabelle, as well as a few gages. RdM needs a pollinizer. My second year RdM tree flowered heavily, but doesn't seem to be setting any fruit. Kirk's Blue was (and is still) flowering at the same time, is listed as a pollinizer, so pollination wasn't the problem. Gages and mirabelles are risky here because of low chill hours, but I'm getting a good fruit set so far on my second year Golden Transparent Gage and Coe's Golden Drop (a greengage seedling), as well as a few sets on Kirk's Blue. My Mirabelle de Nancy and Mirabelle de Metz from Raintree are on their first year, so it's too soon to say if they will produce here or not. One Green World still has some gage trees for sale also, if you like reineclaudes. Rumer Godden wrote a book "Greengage Summer", made into a movie "The Loss of Innocence" starring Susannah York, about a family staying in France at a hotel with a greengage orchard. Comments (10)Had 2 shots at it. First was from Zillow when someone called about our Make Me Move price. Then another one inquired, so we decided to go for it. Before showing, we completely filled a 5x10 storage to the roof with our clutter. CLEANED EVERYTHING (you MUST do the windows inside and out) and had the place looking great (space your clothes evenly in closets). Kids and dogs were gone, toilets were gleeming. One Zillow couple bought before we were ready to show, but the other came and offered that day... Inspection comes and we broke the golden rule - ALWAYS MAKE YOUR HOUSE LOOK BETTER AT INSPECTION. We were cocky - we had the kids playing, boxes stacked, clutter about, dogs yappin'. Our buyers backed out. Buyers notice the good when they offer, but alway see the bad at inspection. It must be Karma as we had backed out of at least 3 offers after inspection over the last few years (usually from just a 'bad vibe')... So we moved out, painted neutral, cleaned carpets, fixed every cosmetic fault, and listed flat fee. Of course we had updated a bit over the past few years, but we also priced very well (I had watched the neighborhood MLS DAILY for the past 2 years, and knew better than any agent what was selling). I truly believe houses show better vacant; we listed as "go" and never had to deal with the quick clean nightmare. We had 3 offers in 2 days. Sold over asking. Comments (26)I have a Kohler pull down. You don't have to keep the button pushed in to spray. There's also a feature that allows you to temporarily stop the flow of water by holding in a button, very handy if you're pulling the faucet over to the counter to fill something up and don't want water flowing the whole time. I love it. It wasn't super expensive. I wasn't sure about the high arch profile of this faucet, but it sure provides a lot of maneuvering room beneath it for large pots. It will also swivel out of the way. I haven't checked the features in the link, but I assume the current model is the same as mine. Comments (4)Ferguson is really on my bad list now, Sativa. I just looked up my bill to see the specs--the toilet listed on the bill is Bradenton but the one I received is the "Boca Raton" (and this is the one I picked out in the showroom.) The Boca is described online as a 'water sense' unit. I specifically asked my saleswoman for a toilet that really flushes because I have come up against the poor disposal issue with water saver toilets in California (we are in Ohio now). I picked out the Boca for looks because of her reassurance that they 'all work the same' which she said at least two times. Of course this Boca takes three for four flushes if you are lucky, so no real H2O savings. I googled for the Boca and it gets one star from a build.com review for the same problem we have. They also price it for about $175. whereas I paid $500 at Ferguson. Doing a quick google I see Mirabelle toilets get a lot of 'one star' reviews. These Mirabelle toilets should all be taken off the market completely and the engineer who designs them should be fired. Next time I know not to trust Ferguson and Mirabelle. Just my 2 cents.
