What was your original plan for the dining room recess?

Architect's idea. I figured freestanding buffet/sideboard of some sort.

Are you thinking of roughing in plumbing?

It probably makes more sense to you, and to A future buyer, to have it by the dining room. You can still use the recess for dishes, and if they want to have a sink, they can, or they can just leave it. But to me, it‘s no good without a small fridge and an ice maker, and that means allowing width for three items. You have the width there, but then there’s no drawer space, all storage is overhead, for things like cocktail napkins, corkscrews, and such. And, if a future owner does put in the bar, they lose the storage for table top items, and the “good dishes”.

Having it the library sounds very cool, but probably not very useful. Having it in the living room, though, makes more sense.

On the other hand, how many people need a bar? I grew up with one, but don’t really miss it in our current house. Well, maybe a little. But we don’t entertain that much and certainly don’t do mixed drinks, just wine and beer.

That narrows it down. Will decide during the framing stage. And try to remember to note the locations for the buyer!

(In another house I built, some day future owners may wonder why there is a drain and water supplies in the laundry room closet. Possible shower for after using the back yard pool, of course!)

This is what I would do. The living room and library seem like the best place for it. Either one would work, really. I like the charm of having it in the library, but I also like the idea of having it in the living room.

If it were my house, I'd probably make a shuttered pass-through so that it was accessible from both sides, with the sink/appliances side in the library (so that I could close it off if I wanted to; "out of sight, out of mind" for little kids playing in the living room, lol).

We midwesterners put the bar in the basement. Looks like you have a basement. not an option?

Are wet bars pretty common where you are? That is, home buyers expect them?
