Comments (20)I'm assuming from what the OP said that they don't want or need hall access to a bathroom that one of the bedrooms isn't going to be used as a bedroom. I also LOL at how home builders are so overspecific in naming the rooms on their floorplans. Like everyone wants a game room in the middle of all the bedrooms and home office, just the thing to ensure a good night's rest or undistracted working at a desk. One small item I find really irksome in this floorplan: the door to the master bathroom toilet room is ideally positioned to (a) block the entry from the bedroom when open, which it assumedly would be when not in use, and (b) whack the person using the sink when unexpectedly opened from inside. Also, that door to the upper left bedroom is a weird one. Perhaps to keep it from blocking access to the J&J bathroom when open, it's hinged on what would otherwise be the wrong side. As it is, especially since the bedroom closet extends further than the door opening, the door must be opened an awkward 180 degrees to enter the bedroom from the hallway. Another reason that favors making the upper right and lower left bedrooms the two en suites. Comments (10)Thanks both. mvcanada, we were thinking of buying a vanity/sink combo online so not necessarily able to buy extra material for backsplash and counter shelf, though if we go with a basic white it shouldn't be too hard to match, right? I can't decide if I would prefer a shelf that extends from the sink countertop, or one that is separate and between the sink and mirror. Might depend on which vanity we choose (still looking, as evidenced by my other post). But good point on running whatever we have to meet the large mirror. pamal66, can you clarify your last bit about the metal strip or pencil liner? Is that for the end of the backsplash on the edge of the sink so it doesn't feel like it just ends by accident? We did consider tiling the wall with the sink/toilet but we were feeling like the current half wall of tile was making the room feel smaller, and with the layout, we'd have to tile everything or just the tub (because tiling by the sink/toilet plus the tub but not the last wall where the vent is would just feel unfinished). We haven't decided on wall or floor colors yet, though the fixtures and tub tile will probably be a basic white. Comments (14)Our guest room is downstairs and in theory shares the space with the playroom or whoever is also downstairs. I completely disagree that a guest needs a five star experience. Most people who stay in our homes are friends and family. We want to provide nice and comfortable spaces for them but it’s not a hotel. We go to my in laws all the time and happily use the bathroom down the hall. In order to accommodate your wants you would need to remove the closet and completely redo the bathroom. This would be a lot of work and cost to remove a bath. If you have the powder already I would just leave it. Comments (20)It's not a small thing but if you are going to be redoing X and then maybe Y later, it may make sense to just bite the bullet. For disclosure though I have moved or slightly enlarged 5-6 doors in plaster or plaster and lathe walls, a couple of doors only a matter of inches, because those inches made a difference in the design. I wrote this at the same time you were writing your post, but you would not necessarily need to have new millwork milled, particularly if the millwork is the same inside the closet, you could mine that. (Of course I have done *that* too, had knives cut, and I didn't think that was such a big deal either.) Of the grandfathering of the door width, I do get that. (But of course with our local L and I inspection they would not be paying enough attention to realize a door was moved a foot or so because they actually don't have the time and manpower to pay that much attention, that is a function of my location....See MoreLars
