How big is the property and how does the house fit on the lot?

I would reduce the master bedroom slightly to get another foot of space in bedroom #2 - whatever space you can get by shifting the wall by the doorway. I would move the front doors to open closer to the garage, directly across from the kitchen, so you have that whole back corner for seating and can place the TV on the wall where your fish tank is currently. Otherwise, you will end up with a big walkway behind your seating group which is a lot of wasted space. I would put the refrigerator on the end of the countertop by the sink rather than next to the family room. Shorten the island or move the garage door down so you have a clear walkway.

Can you tell us what your vision is for the house, and if you have children living there? I‘m not quite seeing the concept of two of the bedrooms, one of them a guest room I think, facing the yard and pool, while the living room gets no view, and the dining room is a tight walkway from living room. There is no room for stools at the island, which Is okay because the island will be the drop zone when you come in from the garage.

If the front of the house faces west, aren't the bedrooms to the south?

Too many bedrooms if you want a great kitchen. As in..Bedroom 1

Thank you for the comments so far. Let me add some additional details. We are a family of 3 with a 2.5 yr old and one on the way so are looking for a 4/3. We wanted all or most of the bedrooms together on one side which worked with the existing plan and the addition. Our thoughts are to have two girls live together in SW bedroom 3 (at least while young) and use middle bedroom 2 as playroom and bedroom 1 as guest room.
I think the architect wanted to minimize overall changes from the existing plans as per the city we have to keep additions to the house below 50% of the existing value of the home.

And sorry. Yes the bedrooms face south. The N arrow on the plans is wrong.

Buy a different house. This won’t do it.

You would be better off building up in this case and rearranging the downstairs so your best light and views do not face east/west

The house is not large enough to support what you want. Go UP, or a different house : ) It doesn't even meet the needs of young and growing children, with school, backpacks......there's no real mud entry at all. There is no real sense of entry, it's plop , you're in and right into a great room with no transitional space whatsoever from any entry point. Nope. Not really great.

The walls between the garage and the house are usually fire separation walls with fire separation doors for entrances into the house from the garage. If you are rebuilding your garage walls, you may want to upgrade the walls. Also, there is sometimes a step up from the garage into the house to contain noxious fumes and water in the garage (usually that's where the water heater is). Keep the step if it's already there. Also, to go in and out of the pool area and lanai, you have to go through the dining room? I don't think that's a great idea. Just an aside, with small girls in the house, you may want to conceal the access to the house through the third bathroom, especially if Bedroom 1 is usually empty. It's nice to have the third bathroom when swimming, but consider alarming this door for other times.
