Comments (5)Color could fix all the ills you've listed -- fer sure. The actual building is not that bad, in fact it could be kind of fun. It's on the beach and light yellow might not be your only color option. The cost of paint isn't based on color; a predictable light yellow will cost the same as something a lot more fun. Vinyl siding can absolutely be painted. Good news is that yours is blue so you have more options. If you paint vinyl siding you are restricted to using a paint color that is exactly equal or less than the current color's LRV. Light Reflectance Value. Manufacturers of exterior products like garage doors, entry doors, shutters, decorative elements will list in their documentation with the product the LRV specifications. Use a paint color that pushes that LRV spec and you lose all warranties. So painting vinyl does come with some rules, but like most things in color there is a way to bend the rule. Sherwin Williams has a product specifically for painting vinyl siding and the way the color is crafted gives you a broader range of color choices. It's called VinylSafe and it allows you to paint darker colors on vinyl siding without worrying about warping or buckling. Can only get VinylSafe colors mixed in exterior bases, not interior. The stucco probably had color mixed in. That's a good thing but it's not a forever thing. Even stucco with the color mixed in eventually will need attention, not sure I'd call it maintainence free. If it's a matter of making the facade appealing to renters so you get revenue, then the convenience of built-in stucco color isn't really doing much for ya. Just 'cuz you don't have to paint it doesn't mean people want to live it. Painting that brick is a really good idea, IMO. So, yeah, the disjointed materials and the disparate color scheme is a problem. But painting everything the same light yellow isn't necessarily the right solution --- or maybe I should say the most *inviting* solution you could come up with to give it more curb appeal. Comments (3)I went to check the pic again but it's down now. Anyway, Is it siding you can paint? Sometimes you can get away with unifying different surfaces by painting them the same color, or similar colors (two shades of the same hue). Some things look a little weird when painted, but I'd rather have the right color paint than the wrong color original surface. Comments (20)I just wanted to add to a few of the comments... Wider trim becomes a feature of design rather then a functional necessary. I'd keep it. I'm always looking at how something can be done in the Least expensive manner, and the least wasteful way. I say work with what you've got! You have a 70's/modern architecture, trying to make it into anything else with out a large redesign will most likely leave you with one of those houses people drive by and say hmm that somehow doesn't work. Can't change an apple into an orange but a nice buffing up can do wonders for that apple. Cream vs white. Yes white is crisp! It's contrast-y, and clean, it pops! But it can also be quite cold, and when you haven't alot of decorative trim to emphasize, and are working with a modern shape, it can feel too sharp. Sharp is not at all homey. An off white will still give you nice contrast, and keep those blunt edges soft and appealing. (hence why I suggested a cream tone- BUT avoid buttery tones with yellows) Bonus, that color matches all earthy neutral tones nicely. I would suggest the double doors, in keeping with the buildings design. But if you haven't room for them, I suggest the faux windows as you mention but the door and windows should not be of the classical variety with much wood-little window. You may be surprised at the options now in glass doors, such as privacy and security. The master bedroom where you are replacing the long windows? Keep them on the longer side then the boxy sort. In fact, take your photo..or my mock up and in an editor, toss in some square boxy windows. Very quickly you should note you lose your unique design and end up with a boring boxy wall. As far as landscaping goes...if you select low maintenance, drought resistant perennial plants and shrubbery, the up keep is amazingly easy, and you'll only need to replace the mulch once a year. Comments (74)yes d_gw I agree..even though has potential of course if one picks the route Sophie suggests; it will dictate certain direction, no doubt. More rustic, more grounded. probably boils down to how much one loves slate. (say my DH is a big fan while I'm less of a fan, in general) I for example liked the first pic Sophie posted the most due to lots of light colors in it. Never saw such cool combo before. But. Then I though along your lines: that's a strong statement. Big surface. Should it be there, should it not? I don't know. I found for example amazing "teak" limestone, whites plus oranges.. but then I thought, again, too strong of a statement. Especially if one doesn't like orange or is not fan of a limestone. I love orange, and I do love limestone.
