Allison, I love your laundry room! I wish I had a bigger laundry room but just having one across from my bedroom and not in a tiny little closet and not having to go to the laundry mat is one of the nice features that sold me on the townhouse I bought a little less than 11 years ago. Where are your hampers? I just love your taste of knowing where everything should be in a room to create rooms with both class and beauty. I just bought two white wicker hampers with two compartments at Fran's Wicker & Rattan Furniture Store and were amazed at the just about no smell. They have velcro cotton drawstring bags inside and are very well sealed. I aired them out for a week so they will have no smell at all. I am glad I went with such pretty hampers that were reasonably priced for the quality. Now I have to take the suggestions I got from others on making the rest of the room nice when I have time.

Color me confused! I remember a plan with the kitchen to the left of the entry, big and open with a woodstove and a couple of chairs in the corner. Then a butler's pantry of sorts behind the kitchen with a mudroom/laundry with your big old kitchen sink off to the left of that. I think you had a living room to the right of the entry with a master bedroom behind it, maybe opening up to a patio or deck with the hot tub. I think there may have been a Florida room in the back, behind the butler's pantry. I have no idea where your dining room was. Now, you have two different plans entirely. Both have too many places to lounge and to eat and no place to sleep. (Actually, I do see the MBr off to the left, but if I admit that, I have less to harp on.) I do my bathroom plans on paper graph paper with colored pencils. This weekend I bought myself a house planning template with toilets and bathtubs and door swings for doors of all sizes on it. Last week, I priced out my tile at HD with cheap white tile and carrara-look trim, and again at Tile Store with Carrara. I have my swanstone shower walls and ADA roll-in shower pan all chosen. Now I just have to wait two years until we can actually do the job! I bet I can price it out in several other colors and materials by then! What did Tim Allen do, Marti? Did you lose consciousness, LL? Waiting to hear.... Just how hard did you hit your head?

carree, the Hirsch tile is gorgeous, but waaaaay out of my price range. I'm going to post a new thread for BS help. I'm finally back with some more details and hopefully some better photos. We just got the new NXR installed and a few last minute details finished. We made our first "real" meal in the oven tonight! Whooppeee-- feels like a real kitchen now. For those who asked about the NXR, I will try to post in the appliance forum, but the first one arrived with damage (ordered from Costco). After trying to get it repaired with warranty company, we opted to just return it and get another one. Smart move... should have just done that from the start. Anyway, the 2nd one is the charm and it works well. I'm posting a few new photos just because I'm embarrassed by how blurry the first ones are. Maybe I should edit the original post? I posted the insides of my drawers in another thread. As for the MO shelf, it looks nice when it's closed and seemed good when it was planned, but not sure that I would do that again. It's hard to open the cabinet next to it if it's open and it's just a PITA to open and close it. We are not big MO users, but our kitty seems to insist on having his food heated for exactly 8 seconds! Thanks again for the help and BS suggestions.

Sometimes you just take care of a repair properly and move on. We built a custom home. The garage door company we chose carried Genie openers. We've had several problems with them right from the start. One got replaced already under warranty. Another one is not working. If we started complaining to our builder, I'm sure he would try to work something out to get them repaired, but it isn't worth it as we plan to throw the Genie openers in the trash and get another brand. We'll buy 2 new Liftmaster openers and move on. Unexpected expenses are just part of homeownership and you just pray they don't happen that often!
