It is part of the natural curing process. Hairline cracks are not an issue. Comments (3)Most likely not covered by your policy. The standard HO-3 policy has an exclusion for this but yours may differ. The HO-3 says "Accidental discharge or overflow of water or steam a. This peril does not include loss on the residence premises caused by accidental discharge or overflow which occurs off the residence premises". This also happened to my neighbors from water pouring out a manhole cover after heavy rains. The city came in and handled it just like the insurance company would. The city was self insured so no carrier was involved. One issue you may run into is that they may only owe you for the "Actual Cash Value" of the damages. So if you have 15 year old carpet, as an example, that was damaged they could depreciate it based upon the age and only pay a portion of the actual repair cost. As far as Public Adjusters. They usually take a 10% fee of whatever the total settlement is. If you go that route find someone with a good reputation. Some don't always have your best interest in mind. Comments (13)We have a similar issue although our cracks are in the concrete floor in our garage, which consists of about six separate pads. When the house was inspected (privately) before the closing, I mentioned that there were a bunch of superficial lines in the cement, so the inspector mentioned it in his report. It looked like crazing although they weren't cracks--at that point. Fast forward ten months and there are now actual cracks in the garage floor. We still have boxes and boxes, and some furniture, in our garage and have never even parked a car in there yet. We have no idea how extensive the cracking is but it doesn't make me feel too good. Thanks for the reminder that this is something I've got to get moving on. One thing I plan to do is schedule another private inspection before our warranty runs out--and not with our initial inspector since he apparently missed so much. I'd recommend the same for you. Comments (2)I have never seen a support like that in a garage. I assume that the area around the support was filled in and maybe compacted? It seems like the support either moved up or the floor settled. If this is the builders responsibility I would want the concrete cut out and replaced. If it was my responsibility I would leave it alone and see if it gets worse. Good luck...See MoreUser
