There's a local spec type subdivision that was built by a builder who assumed that the current regulations he had operated on in the past were in effect. So, that's what he put it. Without getting a permit from the health department. That had changed regulations regarding the perc requirements. Now the homes didn't have lots large enough for the leach fields required and the builder had gone bankrupt without installing the new mound system that was required. So the people who had paid him for their houses couldn't occupy them unless they paid for the mound system themselves. Only a few did, and more joined the list of creditors against the builder hoping to recuperate their money. And the bank owns a bunch of homes that can't be occupied or are half built. That is a "septic situation". And if yours is anything like that, RUN.

The 30% big elfa sale starts December 26 to Valentine's day. Then in August they have a 25% off all shelving sale. That includes elfa shelving, but not the drawers if that is part of your plan. You could plan for them, install the rest, and just buy anything else in January if you want to save $$. I love elfa, have put it in four homes, it is the only time I ever use my drill! I am not particularly DIY, except for elfa. They will help you plan it, too! They can install it, but really, if you have a stepstool, a level, a pencil, and a drill, you can install it. If you don't have one near you, you can go to the website; they'll make a plan for you and you can order it all.

It necessarily MUST go in before baseboards, and after the walls are framed and rocked/plastered. Builders typically lay down paper, drop cloths and/or opened cardboard boxes when walking over finished flooring. This will happen and is unavoidable. Your flooring is not likely so delicate that normal construction traffic will damage it. It will get a nick here and there, and may get a tiny splotch of paint or stain on it. Besides, three weeks after the occupants move in, it will have furniture scrapes, coffee spilled, etc. Not too much to be concerned about with professional builders.

I have purchased some awsome IKEA products. My favorite is a long bench I put on wheels and my kids use this everyday with toy bins underneath. It is laminated and very easy to clean and sturdy. If you near an IKEA spend a day and feel the products as every product is on display. I have seen some not so quality items but for the price.... Are you and IKEA family member? They give monthly discounts and offers via e-mail and you can log on to the website for the current offers at each store. Most of the systems are 2 person jobs though so make sure you recruit help.
