is 12x14' master bedroom too small?
Comments (35)MrsPete, you are exactly right! As long as I was just THINKING about things, I could consider lots of different ideas. But when the "rubber hits the road" or when the time comes to think about paying for all these great ideas, I'd rather have it paid for with a REALITY CHECK. I can afford more of that. One thing I had on my idea list was an emergency natural gas generator, like the brand Generac. However, with all the other things we need now, that is going to have to be postponed. We will have natural gas range and water heater, and maybe a small gasoline generator to carry the fridge and the a/c. It will be mostly hot weather when our emergencies occur. In the house plan we just recently worked out, the original bedroom is staying the same size. But where the exterior wall once was, we will take out a single window and widen that into about 5 foot wide opening, same as the passageway from living to dining room. Then that allows us a sitting area for us, with an 8' wide closet at one end, I wear a lot of long caftans or muumuus whatever, and then I can keep my sewing in on end of the space too. Future residents can have the option of adding another doorway to the wider opening, I've made it possible to have a kingsize bed on two walls of the bedroom (we only like a queen). Present plans though are for a surface mounted door using barn door hardware. Haven't bought the hardware yet, but we are using an old heavy cypress door salvaged from our house destroyed by Katrina. My DH likes things finished nicely, while I like OLD look, with some of the paint left on it, sanded of course, and then sealed. I have a pocket bathroom door, and they are fine in the right spot, but for sheer character, nothing beats an old door with its hardware visible....See MoreAny idea how to lay out this 12 X 14 living room?

Comments (6)Gcubed idea could work. It's hard to know exactly because you need room to walk around a couch and you don't want your tv to be 3ft from your face. Another possibility is couch in front of windows, round coffee table so it's easy to walk around it, tv where your dining table is (i assume it's about 36 inches wide) so you can mount it on one of those mounts that can come off the wall and angle it depending on how many people you have over. I would nix the tv stand or get an open one like a console table and put some small poufs under for extra seating or to put your legs up when you watch tv. My sister's apartment has a similar ledge between her kitchen and living and she has her desk in front of it and just puts knick knacks on the ledge since it's too small for your knees to sit in front of. If you did that layout you may be able to get a bigger couch with a chaise for extra seating. I'd also look at realtor.com or even airbnb and see what they have in small houses, they get pretty creative in Galveston condos with 490sqft. IKEA and Target will be your friend if you need some new furniture. I'd also get those blinds that you can push up or down so you can get some privacy but still let light in on the top part without creating a glare when you're trying to watch tv. You could also get a long desk and have the left side be where you computer goes and right side for tv if you don't want to mount it....See More12X14 Living Room Furniture Help
Comments (6)I was off making a floor plan. I know you said you didn't want a sleeper, but I thought I'd try one, anyway. Here is a 72" sofa opened. I added two swivel chairs (on castors) and a coffee tab;e/ottoman (on castors) for easy moving. Now you get 3' on each side of the room for walking around....See MoreDesign Girl
