Found a house I like, but not the kitchen. Cost to expand?
Comments (17)"...Bad layout, too small. And there's plenty of room to expand it...." If you plan to redo the layout, and I don't blame you, I'm not sure you can reuse the countertop. Cabinets, maybe, if you can match the door style for new ones. Are the cabinets in good shape, structurally? Are they functional? Are the base cabinets the "basic" cabinets...fixed half-depth shelf? Or, were they at least upgraded to have adjustable full-depth shelves? If the latter, you can probably make them more functional using after-market inserts/pullouts/etc. like those from Rev-A-Shelf, Hafele, or other manufacturer. If the former, well, it's up to you if you want to try to retro-fit those after-market inserts/pullouts/etc. If the cabinets are not structurally sound or look like they won't last at least another 10 years, then I would reconsider reusing them (that is, if you intend to stay in the house that long). They look OK, but looks can be deceiving. Have you considered Ikea cabinets? Those that have them here really like them. They're inexpensive and may be less than it will cost to reface + add new of your current ones. They have good quality hardware (Blum), have many of the "bells & whistles" that more expensive cabinets have, and are rated highly by Consumer Reports. While Ikea has mostly "modern" styles, it does have more "traditional" looking doors. Plus, if you want different doors, you can order doors from places like Scherr's that are made specifically to fit Ikea cabinets. For now, you could go with the Ikea boxes & doors and later, when money becomes available, replace the doors with something you like better. Comments (4)Thanks for your comments. Your response made me realize I neglected to mention an important fact in the first post. I'm replacing a small (6') v-shaped island that had sink and dishwasher. The large (13')new island will go over the existing floor drain. Water and electricity to the current island come from above via an awkward looking pillar attached to the end of the small island. So I do have drain infrastructure in place. Only need to bring in water, gas and electricity from below. New island will not (and cannot easily) "touch" the existing pillar to get utilities. Based on the earlier comments, would it be desirable to use the existing drain "portal" through the slab? e.g. expand the hole at this location to accommodate the other services. From everyone's earlier comments, it sounds like a very good thing to drill where you know (with certainty) there are no cables. Any additional comments/advice will be welcome. Comments (23)Ok, here is a new suggestion. If the office is supposed to be bedroom technically, then it needs a closet, and it needs to be handy to a full bathroom. http://i.imgur.com/dBOGnO5.jpg 1) What I have given you is not a particularly big room (fits a twin or a full bed if you squeeze), but you are using it as office, so that is okay. 2) I am proposing that you make the current laundry room a full bathroom. It is 5' x 9', right? That is the perfect size and location for a full bath adjacent to the office bedroom. I moved the laundry to the 8' x 6' space next to the stairs. 3) I found closet space above the stairs. So there is your office that can be a bedroom. What that buys is you is the humongous open floor plan you liked: a) Huge kitchen island prep area with views of all the living areas, the TV, the fireplace, and out the big sliders. b) Dining room centered prettily on the sliders that seats 8 normally (10 if you add leaves). c) Giant living room area with a natural place for a TV flanked prettily by matching windows. Despite all the changes, no windows or doors need to be moved. I enlarged the current kitchen window and added a second window next it to mirror the double sliders on the other end of that long wall. You'll be able to see these two new/modified windows from almost everywhere in the whole open room, so your nice view will really be a feature. I would also suggest adding a skylight in the new laundry room at the very least, but I think two (ish?) skylights over the kitchen would be nice too....See Moreadding drawers into island
