Flooring Advice & Sources Needed: Carpet Tile for Condo Near Ocean

FLOORING OPTIONS for Contemporary 2-story Oceanfront Condo;

Client inquired about using single color carpet TILES versus wall-to-wall carpet on 2nd floor. Seems practical as stained/damaged sections can be replaced.
Stairs. Client wants currently carpeted staircase to be replaced with either stained wood or LVT which is what we're using on the 1st floor.
Question : Client is concerned about slipping and wants carpet tile or runner in center. Preference is carpet on top of steps only.
I am a consultant hired to advise clients about colors, textures, furniture and décor placement as well as unique, new products and purchase. My clients usually have a contractor or I provide them with options.
PROS: Help! Your input please?

Stairs are always tricky. As soon as you touch them (change one surface to another) you must update them to match 'code'. So removing carpet to lay LVP (wood is going to be a code nightmare...just so you know) and then covering with carpet sounds a bit odd. And you still need to get it up to code.

BUT...if you replace 'like with like' (carpet to carpet) the stairs can be left as-is. Ahhhh....see how that works? Right. Personally I would go shopping for carpet tiles and then match the stair carpet to the carpet tiles that also work with the vinyl on the lower level. Tying this all together will be the 'design' aspect of this job.

And yes, LVP on stairs is slick...super duper slick. Finished wood (engineered or otherwise) is also slick. Super slick...which means a stair runner is needed anyway. You might as well skip the 'finish the treads' part of it and move straight to 'carpet the treads'.

And just to be clear, stairs are some of the most EXPENSIVE ITEMS to refresh in the building industry. They can be thousands and thousands and thousands of dollars to refresh. If you do anything other than exchange carpet for carpet you are going to get in to the upper range of expensive.

Photos of the space would certainly help.

The stairs are unfinished wood and currently covered with a light berber, installed in 1999. Since the carpet is permanently stained "dark gray" up the center from high traffic wear and tear, the homeowner wants to pull it all up and replace with LVT + attractive carpet treads or a runner in the center only so that some of the wood or LVT shows on the sides.
I suppose I could propose new treads or a center runner on top of the existing berber? I don't know as we haven't yet selected the carpet (or carpet tiles) for the 2nd floor. sigh...

In addition, it does not appear to have been installed correctly (it looks like it doesn't close completely - but that could just be the picture.)

Mary, here are three options that may work for you: 1. Contact a reputable local interior designer that charges by the hour and ask them for an in-home consultation. Not only could they give you the best advice on a complementary flooring, but they can also discuss paint/stain options with you too. 2. If you have any extra travertine tiles, take one of them with you (or a *close-up* photo of 3-4 tiles) with you to a local flooring store. Some have in-store designers that can show you a few coordinating options. I'd suggest looking at square porcelain tiles, in a neutral color (like a taupe) as wood look can look cheap for the same price PSF, and they would be less cost to install. 3. Consider higher end vinyl plank flooring: there are some gorgeous options out there which are very visually realistic, and some with better a warranty

Is this a new build or a renovation project? If a new build best bet is to speak to your builder/design team. I’m sure they’ll be more than happy to help you with any needs. I see the address for the builder is in Denver. Most Coloradans know that hardwood isn’t always the best option up here. As far as sheet vinyl goes, you’re not limited for that I don’t think. There are so many engineered flooring options these days and they look great.

Have you established if your Mom likes to keep her condo warm or cool?…that could make a difference in choosing the bedding… if she is always cold a duvet and down comforter.. if she is always too hot … the thin coverlet would work… maybe even changing them in the summer and winter?summer

Wait... I misread your advice. (tired-sorry!) I understand what you suggest and placing new over old is not your recommendation. I think you have a great idea for the stairs in regard to expense and design. Now I need to convince my client. :)
