Mudroom/powder room/pantry layout - advice needed
Comments (8)Given the limited amount of space you have, I think you've come up with a pretty good design. The main issue I have is that, in sketching your design I think you have underestimated how much space you need in the powder room and I don't think you have taken wall thicknesses into account quite correctly. It looks like you scaled your drawing to one square = 6". thus the walls around your powder room are only drawn about 2.5 to 3 inches thick. With 2x4 framing, walls are slightly over 4" thick once you get them sheetrocked on both sides. Then, you've sketched the toilet as being only about 16 inches from front to back. Round front toilets actually jut about 25 to 28 inches out from the wall and elongated ones jut as much as 32 inches out. Then, most codes require at least 21 inches of standing space in front of the toilet. Even a small, wall mounted sink will generally stick out 16" to 18" from the wall. So, with a toilet and sink across from each other, you'll probably need 5.5 ft (66 inches) from wall to wall in the bathroom. You might be able to squeeze the size down a few inches by using a small corner sink like the ones in the link below but I wouldn't try to make the powder room's interior dimensions less than 32" x 60" An exterior door is usually 36" wide (although it is possible to purchase 32" wide exterior doors) and it needs a couple of extra inches on each side for trim and hardware. You haven't taken that space requirement into account. All this means that, in order to fit into the space you have, your cubbies, cupboards, and bench are all going to have to shrink down a little bit. Those things are more flexible tho and frankly, I don't see any better options for using the space than the one you've come up with. Good luck! Comments (11)Have you considered going with something like the Elfa system from The Container Store. I ask because I am one of those organizer freaks and I hate to waste space and I love this system because at any given time you can simply adjust the shelves so the difference between them is what you need and is not pre-determined. The shelves come both in wire and solid wood and in different depths to suit your requirements. The con side is they are expensive but you're sort of in luck. The Elfa sale is till the end of the month IIRC so you have time to save 30% on your purchase :) I don't have any in the kitchen as my custom kitchen was built with adjustable shelves LOL and these are adjustable to the same 1 " increments as the Elfa system but I have it in every other built in closet in the house including 50 feet of closets in the basement....See MoreKitchen/pantry layout advice please - plans attached
Comments (13)That drawing looks really nice. I suspect filling that window nook with additional cabinetry and counter would more than make up for cutting the shallow shelves short. That would also keep the deep portion from becoming too deep. The uncovered wall facing the kitchen could hold a planning board, or computer screen. It's impossible to really see things through another's eyes, but to my own, and I think I'm pretty darned refrigerator sensitive, you're overworrying it. Things people expect to see don't look funny, even if they are, like those big clunky chunky things that used to stand in the middle of every kitchen. We hated (not!) them so much we blew them up like balloons. Some now tower over their cooks and are greatly admired--by those who've priced them at least. :) People will expect to see a refrigerator in your kitchen. As long as you can keep the rest of the kitchen centered and hopefully finish enough of the fridge area in a uniform manner that doesn't pull the gaze away from the center, I suspect it'll all look absolutely fantastic. Comments (5)jenswrens... The ...long vertical stick going down to the floor in the corner... is a support "stud". With the exception of the very top shelf, the 12" deep shelves do not go to the wall; so we had to support them where they ended...where the 12" deep and 25" deep shelves meet in the corner. The 15" deep shelves, though, go from wall-to-wall so the extra support was not necessary for them. If you look at some closeups of our pantry you'll see where the 12" deep shelves are supported by that "stud". As to the support board along the wall under the shelves, my DH wanted to be sure there was sufficient support for anything on the shelves...lots of cans or small appliances w/o sagging. Those shelves aren't going anywhere! If you use adjustable shelves, be sure to find out what the maximum load is for them...that max will be much less than the max load shelves w/support beams along the back will support. In your case, your shelves will not run from wall-to-wall so you may be better off putting in the support beams along the back like you show. The more corbels & support beams you use, the more weight your shelves will hold. You might consider another corbel in the middle of each shelf and maybe move the ones on the ends out a little more so they're even closer to the ends than they are now.
