New construction vs old construction home values
Comments (19)My fiance and I have been looking to buy our first home for almost a year now. We have been looking for an older home (pre 1930's), because we love the historical feel, especially victorian architecture. A lot of us have that same dream. When I was a teen, I was dating a guy that was in a fraternity that was out of a beautiful Victorian. I remember the stairway, the flowers that were engraved in the wood. I remember the "dome room" and while it was a PITA to put furniture in, amazed me every time I went into it. I remember beautiful moldings, everything was etched and 3 or 4 fireplaces. It had a decent sized kitchen from what I remember, also had a servant room. Man I loved that house and swore that one day, if I could afford to have the house moved I would. The house was located in one of the worst neighborhoods. You had to lock your doors to drive there and run in the house. I bet that in it's day, it was one of the grandest houses. They ended up knocking it down, don't know when but I drove by about 16 years ago, there was nothing on the lot. Anyway, a lot of us have the same dream, to own a beautiful, grand house. Reality is the lack of things needed to live in it in today's world as Tricia said. Since you are not married with kids yet, it wouldn't really matter much, you would probably get by fine. Once you have kids and they start getting older is when you will notice how hard it is to raise a family there unless you luck out and get a house that has larger rooms where you can make closets, or one that has a decent kitchen. I wonder then if my fiance and I should actually change our dream to accomodate the current economy and the deals available? IMO, this might be a good idea, at least for now. Being newly married can be stressful. Unless the 2 of you are currently living together, you have to learn to live with your partner. How do both of you handle stress? Buying a house that you are working on all of the time is very stressful and could eventually start pulling you apart. You'll come home from work some days so tired but you have to sand & throw another coat of spackle on, or paint, or run out to the home store to buy supplies. Hubby & I worked on our last house starting 2 years after I moved in. We removed paneling, faux brick, painted, put in floors as well as putting a new floor frame on a concrete slab in the laundry area to build it up so that we could put a floor down. By the time we sold we were tired & cranky. Add to this a roof, electric upgrade, plumbing, which was a job in itself since there was only 1 shutoff valve, which meant we lost water for the day. We also did central air, a hot water heater as well as new furnace, and had planned to redo all of the baseboards as well. Are there any houses that are in between the old house and new construction for a compromise? You might be able to live a little bit more comfortably and not have to work as hard. Comments (6)Here are my thoughts... The people that get in power on the board for your HOA are usually real idiots who will mismanage the funds and make everyone's life a living hell. It doesn't matter what the price range of the community is. You have to live with this. The maintenance fees can and will go up especially if you have a lot of ammenities and not a lot of homes to offset the cost. New construction homes typically come with no improvements so you have to put up some cash in the beginning for blinds, and appliances and whatever. If you have a reputable builder who gives a warranty... or not... you will be fixing minor (hopefully it's minor) stuff for the first year or so. If you're one of the first homes in the hood, you will be blessed with construcion noise for however long it takes to finish. Now for some plusses, you get to live in what sounds like will be a well maintained community consisting of well to do residents and your property will probably be very desirable years down the road long after the community is closed out. You get a new house for less than a custom build on a city lot. (usually) You get ammenities that you will probably never use but even if you do, it's a lot cheaper than building your own tennis court. And last but not least, having neighbors is kind of nice sometimes if they are nice neighbors. If you have kids, there will be other kids to play with and other social events. Things to look out for... The placement of your lot... make sure it's not at the beginning of the community or you will have a lot of traffic passing by you. On the other hand if you are way in the back you will have to drive slowly through the neighborhood anytime you want to get somewhere. Make sure you're not on a thoroughfare where people will speed and not on a corner lot where people run stop signs and drive on your lawn. Sizes can be decieving. Make sure the driveways are sizeable and there is adequate space between each lot for comfort. Look at all the other floor plans and make sure you've got one of the smallest ones. Never buy the biggest or most expensive home in a community! And make sure you don't have a lot of townhouse type things that might be potentially rented out if provided for in the rules. Last but not least, talk to existing residents either in this neighborhood or others the builder has done and ask them what their experience was like and if there have been any major problems to look out for. Comments (118)The structural engineer said they fixed all the issues so I closed on the house on Feb 1st. Structurally I have confidence in the home as it was looked over by a very meticulous city inspector as well as a structural engineer who did end up finding some things on top of what the city inspector found. The finishing work on the inside was done very poorly however. I blue taped the hell out of the house during the walk through. There were paint runs on the trim pieces and stair railing. There are some arched and crooked ceilings where they should be flat. My hardwood floor creaks because it is not flat in some areas. There's a blue halo on the ceiling where it meets the walls, might be from the painters tape. I had a toilet that felt too close to the side wall and there was plenty of room to move it over a few inches. There's too many cosmetic issues to list but I blue taped them all. They fixed few of the cosmetic issues but removed all the blue taped. They said I had to close because they had the certificate of occupancy. They said any remaining issues would be taken care of under the home warranty. Many of the cosmetic issues I can learn to fix myself and I know I'd do a much better job than what they would do. Some other issues however I'm trying to get fixed through them. Like the toilet being too close to the wall, I came to find out there's a code requirement for how close it can be to a finished wall and mine was closer than code. The builder tried to tell me the distance was measured from the studs and not the finished wall but I had already looked into this heavily and knew it was from the finished wall. He agreed to move it 1.5 inches which brings it within code. I'm not sure what to do about my hardwood not being flat. The house is level from one end to the other but within that there are high and low points. The variance is between 1/4 inch to 1/3 inch in a 2-3 foot space and is noticeable without a leveler. The builder says this is "industry standard" and normal. I might be able to get it fixed if I prove it's not, but not sure how to go about that. Are there inspectors I can hire? Would I go with this builder and do it all over again? Definitely not. Comments (7)Holly, I don't know your contract, but if your builder included this in your contract, s/he obviously had strong suspicion that it would be a cost. Without "opening things up", the builder really had no idea what, if any, issues existed. And so s/he obviously planned for the contingency.
