Comments (12)Bryant contractor fixed the AC last night -- new motor, cleaned coil, pound of freon--took him about 2 hours. He was here til 9 pm on a Friday night. Owner of small company did work himself, liked him a lot. Only company around here that does blower door testing as part of estimating process, he said. Seemed a bit pricey ($755) but said would deduct that entire amount from new system purchase. If price is otherwise competitive, would be hard to say no to equivalent of $750 coupon. Trane contractor came back today, says we'd need to replace whole system because furnace too small to support 5 ton AC that house needs per his load calc. He said calc gave him just over 4.5. Wondering if I can improve that with more attic insulation, better storm windows, etc. His rough estimate for new AC and 96% furnace, Trane, all new ductwork, was $16,000. Ouch. Just bought this house, wish we had asked for more $$ for HVAC repairs... He says we'll need all new ductwork because it's in partial basement/partial crawlspace and stuff we have now is leaky and uninsulated. Comments (22)You have done a wonderful job! Love your kitchen! I'm in the middle of using milk paint now to paint my cabinets and I can say that I just love it. This is my first experience with it and I want to paint everything in my house with it....but I will restrain myself! I didn't have to prime at all, but you do need to get all the stain and any polyurethane off the cabinet first. Milk paint does the best on wood that has never been painted. There is an adhesive promoter that I bought and added to mine just to make sure it stayed on since my cabinets were stained previously. I have no idea how it will hold up, but so far, so good. I'm not finished with them yet however, so time will tell. Milk paint soaks into the wood, so whatever you do, make sure you will not want it to be stained again, since I think it takes a nuclear bomb to get it off. The company I ordered it from does have a milk paint remover however, but have no idea how that works. I ordered mine from The Real Milk Paint Co. Comments (59)Teppy, In my gut I know that I will not do as good a job as you did if I try to paint on my own. You have excellent taste and are very meticulous. Me....not so much. I do have a laundry room I can experiment with if I need to. I am definitely going to get a quote from a painting company, think I found one, that paints woodwork, cabinet and such. They do a lot of work for builders and had excellent pictures online. I have to get an exterior quote as well. When I get closer to actually beginning I'll post before pictures. I tried previously but couldn't figure it out. Maybe I'll take a look again this weekend. Yes, there is enough room for walking if the seating is added. It would be so nice for entertaining, cooking with the kids, kids doing homework etc. We have an eating nook that accomodates only a 48" round table comfortablly so the extra space would be nice plus it's just more social. I want to compare the painting cost vs. refacing. I'm actually hoping it's not that different because then the KD w/the refacing company could be the GC for the whole job whereas if we go the painting route I'll have find a GC on my own. Comments (20)Thank you so much for your replies. The plumber already came by and looked at it. The estimate is 1K. We are doing it. I guess a wife in a panic mode makes things move..... The refrigerator is spec'ed for Thermador Freedom 36 inch bottom freezer with fully integrated panel. I am already spending a fortune. It has 90 degree hinge per installation manual I read on line. By the time all is said and done, my guess is this will be a ten thousand $ refrigerator. Egad! Rococogirl, on the side, I think I am leaning toward a KWC Suprimo. I saw a mod Eucalyptus kitchen with the faucet in your blog and it looked great. Thanks for your blog.
