Comments (12)Our somewhat 'Frenchy' house north of Chicago has a 10/12 roof. We live single-story with 2900 assessed sq ft -- plus garage and screened porch under roof. Our attic can become another 3000 sq ft of BR's, baths, etc. with the addition of dormers. That's possible because we did NOT use truss construction. The price was only slightly higher to do stick-built -- and have useable space. (We're on an acre+. Most of the homes in the neighborhood are permitted 6000 sq ft.; some on larger lots are 12,000.) Is there a height restriction in your municipality? What is the building code requirement for snow load? Comments (25)JDS-Actually, I did not quote the contractor's statement of the HOA rules, I was quoting the Architectural Design Standards from the HOA which states in full, "Roofs-Main house roof minimum slope is seven feet in twelve (7'12'): accessory and shed roof slope is four feet in twelve feet (4'12"). Variances to roof minimum will be considered on a case-by-case basis. All roof vents should be painted to blend in with roof color. Shingles are to be a minimum of 30 year Dimensional Shingles. Alternative roofing materials will be considered on a case-by-case basis." I appreciate your input but I completely disagree with the idea that there are too many roof shapes on the house. The combination of the different metal roofs and architectural shingles it what draws us all to these houses in Coastal Carolina and none of us, including our architect friend, would want to take that away. When seen in person, it's gorgeous and what makes the elevation interesting. Beauty is certainly subjective.
