Comments (20)Oh I'm so glad you appreciated the site! With the 10' ceilings, it could look amazing. I DO think of these as pieces of art. Unfortunately, saddled with 8' ceilings as I am, I haven't been able to fit this in...except in my wood burning stove room (hmmm.. maybe?). Please do post with pricing info once you receive. I may have requested and forgotten (as I tend to with unpleasant things). Anyway, absolutely love your wallpaper and color scheme. I guess I haven't been following. Is this a new build for you? Comments (2)Both powder rooms and laundry rooms add a ton of value to a home. I suggest you talk to a local realtor and see how these changes would impact your home value. My guess is that losing a bathroom will hurt your value, even in exchange for a laundry room so I would try to at least keep it as a powder room. Comments (40)I'd still be concerned about your mother and a walker in the bathroom. How much room is there between the shower and the toilet? Plus where will grab bars go? There's so much extra room around the space that you'll need to put in floor grab bars which are a heck of a lot uglier than coming in and seeing a toilet. I do agree about the doorway into the guest room. However I don't like where she placed it because now you are limited where you can put the bed and I think the solution is worse. The width of the bedroom is 10'8" or 128" wide. Putting the bed between the wall and the closet on the window side (so the foot of the bed faces the entry door), means you now only have 68" of space if you use a queen sized bed. (A queen mattress is 60" wide) So that means now your mother only has 34" of walking space. Not even a full 3" on either side of the bed. If there's a bed frame, then it's even less. If you place the bed on the left wall you only have 126" and you need 3' for the door swing. So now whoever is on the window side of the room has even less space to move around. So while it solves the problem of the two doors, it really creates another problem because of the bed. By keeping all doors on one side, and keeping the original size of the bedroom, the bed can be placed between the windows because the original room width was 11' or 132". That gives a full 3' on each side of the bed. Also note that clothes don't turn corners in closets. That's the reason I left that area blank. Comments (9)It depends on how extensively you wish to remove the plumbing. If it's just pulling out the fixtures and capping, you might be fine without a permit, but if it's more than that, I would say you likely will need one. Your licensed plumber should know whether the permit is warranted. I don't know about your HOA ... if it's an attached home, they're more likely to care, as it could affect others, where as detached home HOAs are usually more concerned about changes visible from the exterior, but it's possible that the change in valuation of the home (loss of bathroom) could matter to them. I'd ask to be sure. Price will somewhat depend on your area, but I usually assume $150 for the plumber to walk through the door. If you're doing this DIY, it'll be a whole lot cheaper. Don't forget to include your disposal costs (I assume you're not storing the old toilet.) Getting the plumbing to a site is the expensive part, if everything is there and capped, it's not a huge cost to convert back. It's mostly the cost of the fixtures (and the plumber still costs $150 to walk through the door). Going from powder room to closet is not the common ... usually renovations are going the other way. If you're asking about it being a DIY, replacing a toilet is often DIY, so the removal part would be simple, but make sure you know what you're doing with the capping, or you could end up with a stinky situation....See MoreS C
