Thanks -- I have never thought out or planned what went under a sink so much as in this remodel. Never had any choice other than making the best of what came with the house. It's easy to use and to keep when you plan a spot for what you need and have an extra couple of spots for overflow (that extra bottle of Dawn that seems will be there forever and some extra sponges under the disposal as well as some on the right). Having everything that needs to go into the cabinet and telling the plumber where he can put the pipes rather than letting them run all over the place makes a big difference. They'll eat up the whole thing if no one tells them otherwise because it's easier to work out front -- even with that rear drain. My sink drain is center rear. We found that nearly everything that large other than the Shaw's Original fireclay farmhouse sink had center or center rear drains. The side drains was one vote for the Shaw's, but we weren't convinced we wanted a farmhouse for the long haul. As it turned out, it works well, both in the sink and below. In the sink, I can put a half sheet pan laying flat front to back on either side and still have the center open for the drain. Having it to the rear does give me more height for cleaning supplies toward the front. My corner pantry didn't work in large part because of the shelving -- it wasn't right for the space or our needs. It wasted anything above 5 or 6 feet and we had 10 feet ceilings. The shelves were also on 2 sides only They were deep on one side, and that meant you had deep, dark corners that were near impossible to use, even with turntables, for half the space. The third wall was wasted (could have had shallow shelving -- great for cans -- if it had been better planned)and the fourth was the door and the depth of the narrower shelves. The only good thing was the spice rack DH built and installed on the back of that door, but I like my spice drawer better. I think that we could have possibly redone all the shelving and made the pantry work much better. We started toying with the notion of taking the pantry out altogether when I was questioning whether the ovens I wanted would fit in the cabinet we had right next to the pantry. Sliding the ovens over gave me a more workable space for baking, and creating a wall of tall storage evolved from that -- fridge is flanked by pantry rollouts and pantry tower as well as as 12" utility and 24" cabinets above all of that. My small appliances go in 13" deep cabinets on the back of the island and are very handy -- but I don't have any island seating. Either system can work, but you need to be able to make it work for all your needs. You should have some flexibility in your system too (I'd want adjustable shelving rather than fixed). I'd be careful about having deep shelves. What you have planned isn't wrong and many people would love to have something just like it. Mine didn't work -- in large part because the fixed shelves were thrown in (on 2 sides only) by the builder who didn't care how it functioned and so much was lost to deep corners. It was a big space so it should be good, right? Wrong. Plan it an make sure you get what you want and that anything you are uncertain about has flexibility so you have options. I do like having my corner more open and the space feeling larger. I also paid more for my cabinets to get it. Lots of things to think about.

I got a Dimplex Revillusion and love it. My condos do not have gas, so the choices are limited. Although it is a wood burning fireplace, I do not want to fool with wood and ashes. The Revillusion satisfies my need for something that looks like a fire. I can use it year round too! It has LED lights projected onto a Plexiglas shield. You can sometimes see reflections on the Plexiglas if there's a lot of light in the room, but most of the time (especially at night), it is invisible. For sound effects you can download a fireplace sound effects app on an old cell phone and put it in the fireplace. Then you can buy candles or wax melts that smell like a campfire. I haven’t been feeling well - and since I didn’t receive many comments initially, I missed seeing the new ones until today. @dcarendt - thanks for your reply - it will definitely help the next person who has the same question! We did have the chimney inspected. We also chose to just go with the manual lighter - we’ve been manually lighting the gas starter (for this FP and the one in the kitchen) so it didn’t seem like a big deal to continue to do so. Would you mind sharing the details re: your glass doors? I would like to update mine. When I built this house, I was graduating from law school (packed up and moved a week later)/had a baby two weeks later/started bar review classes three days after she was born/sat for bar exam when she was two months old/started working at a large law firm two weeks after taking bar exam (my older daughter started kindergarten around the same week) - so, I didn’t really spend much time selecting materials for house. I never even thought about whether a see-thru FP would have any potential issues/drawbacks. I just thought that they looked ”cool” - so, I included one in the design. I was in my twenties then - and really didn’t know anything about building a house - or about design - neither did my husband (ex). @Greg Tillotson - I was hoping to hear from you as I’ve read many comments that you’ve posted on Houzz - and your comments are always helpful. I did look at your site to see what brand of gas logs you sold - my SO selected a set from the same manufacturer - so I figured that was a positive sign. I am looking to replace my doors - if you have some suggestions. I would like to purchase from someone I ”know” on Houzz. I also need to update doors on two other fireplaces (one vented gas and the other wood burning) - for a total of four sets of glass doors. I do have a question for you - No clip was installed on my damper - I specifically asked about this requirement because I thought it would have to be permanently fixed partially open (at least - and maybe fully open). Does this depend on the specific jurisdiction re: code requirements - or is this universally required across the U.S.? I haven’t looked up codes yet - just thought I’d ask prior to doing so. @Patricia Colwell - the FP is located between my family/living room and study. I had vented gas logs installed - wasn’t ever interested in ventless gas logs because I wouldn’t want to risk fumes leaking into home (also, I don’t think they are allowed where I live). I did do my own investigation - spoke with the person who would be installing the logs in order to have my questions answered prior to installation + spoke to owner of store. Everything has been installed and works fine. I actually was surprised about the amount of heat produced. Also, I’ve had zero issues re: smoke while operating. I will be replacing the doors with new ones - I just haven’t had time to look yet. I do know that he’s definitely enjoyed the new gas logs!

If you're using a copy of the Standard that is 20 years old, you're not following best practices. I'm not surprised. I sense you're struggling with it. I sense you're struggling with what I laid out here... to show you that standards change, the homes that were built 20+ years ago do not. Did I not tell you Charles that all you do is build new... yet even with that warning you plod straight ahead without "thinking" about it. Then because you're struggling with it you go on to say that if I am using a standard that is 20 years old that I merely used as a reference point to rope a dope. So you can go back and re-read this to fully understand what I put here... I know how to use Google Search. You've proven in the past you don't know how to use it. I have a unique set of skills. Anyone can beat a nail to death... they even make nail guns now so even a hac like me could do it. So if I were to not be a HAC as in heating and AC, I would then be prescibed to rip the house down the foundation and become someone like you? Thanks I know which lane I'm in, nail beater. I don't think you will convince many to rip a house down to it's foundation. Usually it starts with a gut job down to the studs, then you say... hey look what we found? Yeah we've already come this far might as well just take it right down to the foundation. I own two homes built in late 70's... a bit on the drafty side in that era. You won't convince me to rip these homes down to the foundation Charles. Nice try. ha, ha, ha, ha as in LOL.
