Replacing roof, best way to insulate in the process...

Hello,


Since I am replacing my roof in Portland, Oregon, I thought it might be a good time to try to find ways to improve the insulation in the attic. The attic is build out/finished and technically it's a "guest room" but it gets super warm / unusable in the hotter days and I want to try to find ways to make space as usable as possible.


I talked to different roofers and insulating companies, read articles online and there is no consensus of what's best. Here are the different solutions that I am considering.


1. Cool roof technology (special shingles) I did read that it might increase your heating costs in winter months but I am ok with that if it really makes the difference btw usable vs unusable space

2. Rigid foam boards. I think it works well but the costs might be higher than the cool roof and it adds 4" inches to the roof line so it will have aesthetic consequences.

3. Radiant barrier.

4. Spray foam insulation or other forms of insulation

Let me know your thoughts on what's would be most effective in helping make the attic usable (temperature wise).
