Comments (8)Thanks for the advice everyone! When I got home from work last night, she was outside and came over to chat for a few minutes and let me and DH know that she was moving this weekend and that the new tenants are moving in a week or two. She renewed her offer for me to take whatever, especially since she had showed the house to the lady who is moving in and was telling her about different plants and said that the lady didn't seem to show any interest whatsoever since she has little kids. My neighbor said that she liked the fact that they were going to a good home and was even more generous than she has already been and said that when she comes back to visit in a few months (her adult kids live nearby) that she would bring me some more divisions of her dad's irises (apparently he has quite a collection). I am just blown away by her generosity. Maybe by the time she comes back to visit, she will be able to take some divisions of my plants (and some of her plants) back with her :) I really hate that she can't take her plants with her to her parents' house, especially since so many of them came from her patients' gardens (she's a hospice nurse). I hope that she will have time to tell me about each of them when I go to get divisions later this week. I brought her some large boxes and we offered to help her load up, but I will make sure to bring her some cookies or something when I go over. Comments (29)I've heard some people say they were unable to include the cost of well/septic in their construction loan, glad to hear this isn't always true. Dh still would move forward with the purchase of the property despite the findings of the septic inspection. (He and I still don't agree on this, but he did finally say he would consider decreasing our purchase offer at least.) Sure wish the appraiser would know if it were usable. I know the size of septic you need depends on the size of your home and number of bathrooms. That's one thing that worries me, the trailer that was there was 3br maybe 2 bath. I plan on 3 bedroom with at least 3.5 baths if not 4 . I am hoping the existing septic will be suitable for something larger than 1200 sq ft . Comments (25)I think that whether or not you stay in your current house would depend on what your mortgage is and what the housing market is like in your area and how soon your house might have major repairs coming due. If houses are selling easily right now in your area and you have a high mortgage and you will need to put a new roof on in a few years or some other major maintenance, you might be in a lot better shape if you were to sell now and find an inexpensive rental near your land. You could probably live in a smaller rental than your current place because you could store things on your property that you would have been keeping in your house. If your mortgage is really low and houses are not selling well and you don't have any repairs on the horizon it might be better to stay where you are. I think that if you fall somewhere in the middle of those two scenarios, that you would be better off selling your home and moving into a rental close to the property. If the rental is cheaper than your mortgage, you can save money there. If the rental is smaller you might save money on utilities. If the rental is closer to your land you will save money on gas going to the property. You can have a test run on the school district to make sure it is everything you hope it will be. If anything breaks in the rental or needs replacing the land lord will fix it and you wont have to pay for it. When you do decide to build, you can line up the completion date with the end of your lease and see if the land lord will work with you in case there are delays in the build and that way once your home is done being built you can move in right away without having the burden of two mortgages. Another benefit of renting is that living in a different house will expose you to another floor plan and possibly give you more ideas when designing your future home. Also, being close to the land and being able to spend more time on it will help you know more about how you want to position your house to take in the most enjoyable parts of it....See MoreOffer on land?
Comments (4)What NC said. Put it on paper with the evidence that your offer is logical. When I'm selling stuff and people ask me what my bottom dollar is I politely say "I'm asking X." There's no point in negotiating with yourself by dropping your price before they've offered something. So that might be what they're thinking. Though on a house or land, my response is "make me an offer and I'll consider it." If they ask "is X included" I say "you can put anything in an offer." So put something in writing in front of them.
