How does a toilet leak ?

Hi,

For your information I worked as a maintenance man in public housing for 15 years. I never had to change a toilet because it was leaking. I see on some post folks are told they need a new toilet because it's leaking.

If there is water on the floor ( water flows downhill) could be wax gasket, tank bolts, spud gasket for the flush valve, gasket for the fill valve, hose on the overflow loose or broken and spraying on the lid and dripping down the back of the toilet, Condensation on the tank. I have also found water on the counter top dripping on the floor and last but not least ..... teenage boys.

Alas if anyone has changed a leaking toilet that wasn't cracked or broken but for some other reason please let me know.

sounds like you have covered all the cheap maintenace fixes although a supply line either plastic or metal could also be a leak source, and yes why buy a new toilet when the problem is the ancillary item not the porcelain.

If there's water on the floor and there is no drip to be seen, it's most likely the wax ring. This is a simple fix, especially for someone with your experience. If you need details, there are many YouTube videos showing how to replace the wax ring.

Oh dear, I hate to tell you this but we had *EXACTLY* the same spots and when I pu;led the vinyl back, the particle board underlayment was soaking wet and MOLDY. The grey was actually the MOLD showing through. You'll want to get that up and out of there as quickly as possible so it hopefully won't rot through the subfloor if it hasn't already. I think if we hadn't had 2"x5" tongue-n-groove fir planking for the subfloor, we would have been toast and had to pull out the subfloor as well. The water very well could have come from the toilet but if you have particle board or OSB under your vinyl, the water can come from the corners by the tub/shower or wherever, it'll just wick it right up and then hold onto it. I don't believe you should have a mold issue from a one-time leak that gets dried. You should not have to use a double layer of wax rings to seat the toilet. If installing the tile raised the level of the floor too much for one ring to do the job, an adapter should have been installed.

OK, so I installed a FluidMaster 400A fill valve, and the leak stopped! But now, every 10-20 minutes, it will flush for 5 seconds - I guess this is called "ghost flushing". I didn't have this problem before. I cannot see water leaking into the toilet bowl, but have read online more than a few people saying this problem started once they installed the FluidMaster. Besides replacing the flapper, is there anything else I can do to fix this?

The tank should NOT be filling up enough to overflow water into the tube. It should shut off a little bit before it reaches the edge of the tube. If water is overflowing the tube (and the toilet sounds like it keeps running), thats a huge problem and the float on the fill valve needs to be adjusted. (Raise the float with your hand to test that it shuts off the water). If it still doesn't shut off completely, you might want to replace the fill valve (or replace the rubber gasket in the top of the valve.) Besides a plumber, you could instead get a handyman to check things out.
