What a lovely room-- I can see why you'd want to spend more time there! Are you open to rearranging furniture? I'd float the sofa in front of window with the chair opposite.. then put the tv (assuming it's a large one) on the wall behind where the sofa is currently. I have my tv over the fireplace now and I hate it.. it's the best place for it but it completely sucks the charm out of the fireplace. And yes--it's too high. If you are thinking a smaller tv.. then you could probably keep your furniture arrangement and look for a small cabinet-- perhaps on rollers-- that would disguise the tv and allow it to be moved as needed. The shelves are a great spot for a smaller tv-- but I fear they are too far from the seating for comfortable viewing.

It would help if we had a better idea about the orientation of the rooms -- the space you have available. I agree with those who suggested you consider swapping the functions of the rooms -- make the existing dining room the TV viewing room and move the DR table to another room (LR or FR). Failing that, is it possible to extend the feed from the security cameras to a location where you would actually want to sit and watch TV? Failing that, could you purchase a nice tablet for hubby that he can have with him anywhere in the house, so he would have ready access to view the security feeds? After all, I would think the need to view those feeds is momentary at best -- watch a movie, pause the movie to check cameras for a second, return to movie -- right? He's not going to actually sit there and watch the feeds for any appreciable period of time, I would think (although my father can sit for appreciable periods of time watching the Weather Channel, so what do I know?).

i would not place over the fireplace, that is too high. you can put on an arm on the left side of the book case where the slot is for a smaller one or leave on the wall it is on, then i would give it a larger console. i think i would continue to have the sofa face the fireplace then have two swivels on the right side of the couch so they can turn to the fireplace, the tv, or the couch. i would not even ask about shelves i would quickly have them filled. if that step down gives a problem i think the least expensive solution is a slanted piece of wood shoved against it. well and glued down. if you ever want a little more color or zip, let me know can give you at the least some cool pillowsl. let me know.

Here is a picture of our room as we have it laid out. You can see the large ottoman that we use. It is great for toys, blankets, pillows and just about anything. Below you will also see the 3D rendition of your formal dining room converted to a TV room. Also, this is suggested because having a formal dining area so disjointed from the kitchen area often means that it is seldom used. I know because we used to have a formal dining room like that. We used it maybe 2 or 3 times a year. Once we converted the room it is now used everyday. Converting the front room is the surprise. So here goes: Here is the copy of the 3D floor plan copied from your blueprint. In this you will see that the currant family room has been converted to an open and easily accessible gathering place and the formal dining area is spiffed up for both everyday use, gettogethers, and holidays. More 3D pictures below: You will find the following in the layouts below: Three 51 inch love seats. I would stick with the 51 inch love seat because it keeps the room open and easier to move in and out of. If you get larger ones it starts to make the room feel smaller and is harder to move in and around. Two couch side tables Two floor lamps One ottoman with reversible trays that when turned over become seat cushions and have storage beneath them. One basket with extra pillows and blankets or can be used for toys, games and so on. One entry table with one table lamp on it. This table can be used for additional storage in the drawer. There is a box underneath for additional storage. One large wall mirror to add more reflective light and become a faux window on that wall. The dining area speaks for itself. One nice large framed picture over the fireplace. Please know that the style and colors are not in anyway suggestions it is just for furniture placement and suggestions only.
