Are you renting or did you buy your apartment? Is your management company/co-op board okay with flex construction? If so, do you have this in writing rather than just a verbal ok? If you bought, have you double-checked with the lawyer who worked on your apartment purchase? how much should I spend for a temporary wall to be constructed? I would love to keep it under 1500. -Any companies I should look into in NYC? Having spent the first 30 years of my life in NYC (the first 18 with five people in a two-BR apartment), my advice would not to make any selections of companies without personal referrals from other NYers you trust. Get a list of reputable, recommended companies. Then find out what the going rate is, and hope that it comes in at under $1,500. How much you want to spend and what the going rate is, esp from a well-regarded company that does good work, are likely to be two very different things. Yes, a complete floor plan would be very helpful for the rest. When I Googled "flex bedroom in nyc apartment", these articles came up. i am not a pro... but I have similar situation with lighter couches than yours but lots of natural light and light wood floors, tried accessible beige (100%. and 75%), agreeable grey, natural choice, neutral ground, shoji white and one or two others. In process of painting with pearly white at 115%... it's very different than what we had but I really like that it's warm white, but still crisp look and goes well with lots of elements and looks great with my Naval walls in adjacent library and navy accents.. Many of the other colors looked nice during the day but came off pretty dark and more color forward at night even with lighting.

If you do, you build in a nice long desk, where I put the closets. You make it no more than 20 inches deep, and tuck a chair beneath. And you put the closets and what may have been potentially great storage, BACK into the Foyer and crummy by pass closet the arch designed. But I wouldn't. I honestly would not. Why? This is not flex. I have never seen anything as thoughtless. Make yourself an attractive friend entry. Buy a nice bench to suit, it's a great spot in foyer for a guest to remove a wet or muddy shoe. Add a rug you love! Add a lovely console, mirror and lamp. This can be left "on" for a nice evening glow. You will enter mostly from Garage, Build in a bench seat, add hooks for the handy jacket, tote, package set down. A basket for shoes below. It'll be a mere 36 wide, but it beats nothing. THE REST? LOL.......You give yourself a ton of closet/storage. You forget "music rooms, sofa's and anything else. Thank me later. Laziest architect plan I have ever seen. Or stupid labels to the spaces

@cpartist The back of the house faces north, so it should be steady light while the sun is up. Not sure it would be worth the magnitude of floor plan changes. Are you in the southern hemisphere? If not, then the house will actually be quite dark since what you want in your public rooms is southern light, not northern light. I know you're set on this plan but here is something I continually post for others. Anything in bold needs to be really thought out regarding your plan. The best houses orient the public rooms towards the south for the best passive solar heating and cooling The best houses are L, U, T, H, or I shaped. The best houses are only one to two rooms deep. And covered lanai, porches, garages, etc count as rooms in this case. The best houses make sure kitchens have natural light, meaning windows so one doesn't have to have lighting 24/7 to use the kitchen. (And no, dining areas with windows 10' or more from the kitchen will not allow for natural light.) The best houses make sure all public rooms and bedrooms have windows on at least two walls. The best houses do not if possible put mechanical rooms, pantries or closets on outside walls The best houses do not have diagonal interior walls making for odd spaces. The best houses keep public and private spaces separate. (look how you get to bedroom 2 for example. The best houses do not have you walk through the work zone of the kitchen to bring laundry to the laundry room. (Most laundry is generated in bedrooms. Look at the path to the laundry room from your bedroom.) The best houses do not have the mudroom go through any of the work zones of the kitchen. The best houses do not use the kitchen as a hallway to any other rooms. The best houses do not put toilets or toilet rooms up against bedroom walls or dining areas. The best houses do not have walk in closets too small to stand inside. The best houses do not have roofs that are overly large, and dominate the exterior of the house. The best houses do not have stick on exterior materials only on the front façade. The best houses have an organizing “spine” so it’s easy to determine how to get from room to room in the house and what makes sense. Meaning they don’t have meandering circulation paths. Honestly this is not a very good design and especially not with the rear of the house facing north. I'm wondering if another of the plans might better suit your family.
