Comments (19)Here is what you need to think about. Whatever you spend on your renovations expect to get 1/2 of the money back when you sell your home. I am guessing this is a small starter home. Keep a close eye on the other homes in your neighborhood. Go see every open house, look at it as though you were going to buy it. Keep an eye on the list price, length of time it sits on the market and the sale price. You will notice that homes in a neighborhood sell at close to the same price per square foot as long as they are not in dire disrepair. Since you only plan on being here 3-5 years think about the return on investment and the joy it will bring to you over that time span. If you spend $30,000.00 on your kitchen you will get a little better ROI - about 60% on kitchens so that means you will sell your house for $18,000 more than if you did nothing. The other 12k you have gifted to the next owner. $12 k over 4 years is $3k per year or $250.00 per month. Will the improvement bring you $250.00 worth of joy each month? Could that same money provide you with a bit more of a down payment on the next home or pay off your car and save you interest and make it easier to get a loan for the next house. Could you spend the money on nice furniture or art that you can take with you to your next home or give you the opportunity to travel somewhere together and enjoy some grand experience? Comments (0)We are looking to do a complete remodel of this 90's era master bathroom. You'll note from the photos that there are two vanities. Do not need all the space on the vanity in question that is L shaped. We would love to have some kind of storage, but other than this vanity area, there's really place to put it. For reference purposes, here's what our current plan consists of: - Retile the floor - Retile shower (it's a large, two-person shower) - Replace shower wall that has the door with mostly glass wall and door - Sheetrock over the the wall outside of the toilet closet - Upgrade the lighting - Replace vanities with built-ins or standalone vanities - Replace full length mirrors with wall mounted mirrors - Replace built-in tub with a stand-alone tub We would be delighted with any ideas about storage and what to do with this L shaped vanity....See MoreRetiling fireplace and removing raised hearth
Comments (7)Whether or not a hearth is required is determined by the installation manual for the fireplace. Local codes typically follow whatever the manual says since it was tested and approved to be installed as stated in the manual. If you do not have the manual, you need to find the brand and model of the fireplace and Google it. You can most likely find the make and model underneath the firebox behind the bottom, which usually swings out if you pull down on it. Most direct vent gas fireplaces do not require a hearth and some can even have carpet right up to them, but not all are that way, so be sure to find the manual. Regardless, there is no reason you cannot remove the hearth and add a new tile hearth that is flush with the new wood floor as long as what's under the tile is non-combustible.
