Comments (9)I'd get the soil tested by your local extension service or state university, and then amend the lawn as needed and reseed the bare spots. I'd take this photo to a local nursery where they have knowledgeable employees and ask for suggestions for low-maintenance, shade or part-shade plants that don't mind wet roots--if your flooding problem is near the house--and plants suitable for your zone. While there, you can look at annuals and perennials and see what you like! I envision a garden bed that extends a few or several feet along your driveway with a nice curve that tapers off near your front door, outlined in mondo grass or something similar. While your trees are gorgeous, thinning them will allow more light to come in and help dry your lawn--and help with the longevity of your roof. If you have a big budget, you could look into regrading your lawn. Trim or weed the plants on the left side and fill in gaps. Other suggestions:: the driveway looks beat, so considering resurfacing. Consider hiding your garbage cans on the side of the house with a privacy fence or bin. Paint front door, perhaps the blue of the shutters--but the shutters are way too narrow for the windows. You didn't say what color your are considering for the trim, but I think this blue looks fine. Comments (23)You may be able to hire someone for a very reasonable work now that a large number of people have been laid off. You want to make sure they have the skills. A walkway and landscaping add a tremendous amount to curb appeal and to the bottom line IME as a Realtor for 40+ years. You don't have to spend large amounts. Comments (7)Thank you so much for your reply, 3onthetree. You are spot-on, it was a rancher. The original slab foundation is intact or was improved upon. The build-up is entirely new. You are absolutely correct about the lights from the cars at night. I've added a "wet and paste" film that blocks some of the light, gives privacy and sends off a nice kaleidoscope of sorts. Haha, I've also told my husband I would NEVER live at a junction. This one isn't too bad because the street leading up to the "T" is on a very steep incline and a little ways away from the home. Maybe the old rusty lawn would come in handy as it would most likely slow down any runaway car due to its poor nature. I don't mind being so open and front-facing. I like that because it gives an airy, breathable feeling. That's my only drawback to trees at the front. We're never really out front so no concerns for privacy. The footprint closest to the house is actually perfect for what I consider adjusting. I was thinking to follow that exact outline with mulch and a brightly colored flower bed, something to that effect. I would then add a black patio bench with an outdoor cushion and maybe a welcome vertical wall sign. My main concern is to dress the house itself and the porch.
