Whole house renovation vs downstairs remodel

Hello. We were looking at digging put our lower level and making into a bonus room with a half bath (15k), small counter with sink (1k), ductless heating (8k), electrical (4k). I've included costs of the trades. then the contractor for carpentry is 40k. and then 25 k for concrete flooring and support walls. We've had engineering drawings all done.

The idea was to make a bonus room for our daughter to hang out with friends, ping pong table etc. But now looking at the cost I could remodel my kitchen, get rid of old carpet, and all kinds of "upstairs" redos.

Any thoughts on an upstairs vs. downstairs remodel. Resale, did you get good use of the space, etc?
