Deck/Porch Planning Questions - Florida Lake House

We are starting the planning for a deck/patio remodel. We are in the process of collecting our ideas and thoughts while starting to schedule meetings with contractors, etc.

The house is a ranch style on a lake in Florida. Currently we have 22' x 15' brick deck.

We are looking to expand the current deck to the edge of the house and wrap up the side of the house to connect to the mud room entry (eventual 3rd bathroom going in that area).

1. Decking materials - we are going to roof/likely screen in a section of the current deck. We are leaning towards a concrete patio under the roofed section.

- thoughts on changing materials to pavers or composite for the rest of the decking outside the screen in area, that is extended and wrapped up the side of the house?

2. Thoughts on stepping the deck down a level to lower the deck and keep a better view from the house?

3. Placement of the grilling area? I would like an outdoor cooking but may have the grill(s) available to be moved instead of an island depending on layouts.

And any other thoughts or ideas are appreciated! Pictures below for more info.

You might want to consider the panoramic screening now being offered to not interrupt your view.

If you use pavers you might want to create a surface for extra seating or a fire pit.

That red brick ranch doesn't look too much like a Florida Home. I would soften the appearance on the exterior.

Beverly- thank you for the feedback. I agree the red brick does not really remind anyone of a Florida lake front house. Although we do like a good brick home (in-laws are from GA) not sure its a style fit. The previous owner was the couple that had the house built in '61 and she loved this style brick.

We main issue is going to be how to handle the roof. We have some meetings coming up with architects, etc. The area that is the deck now would be the best area for the a roof but trying to keep it high enough and tie into a valley will be a fun challenge. We will likely end up with a version of a flat/shed roof with a skylight(s).

On the extended area of the deck, we are debating stepping down and adding in a fire pit with seating. Not sure yet on stepping down vs. keeping it all level.

Speaking of roses. I'm now growing (for the second time) a rose called ZÃÂ©phirine Drouhin (aka Charles Bonnet). If you want a climbing rose, this one is highly recomendable. Blooms repeatedly with very scented semi-double pink flowers. I have read somewhere that they will be alright in more shaded areas, but I don't know if this is actually true. The red canes are quite thin, and easy to bend, so that you can attach it to a trellis. It's virtually thornless, which makes it ideal on a balcony, where thorns otherwise can be quite a nuisance. I have to say though, that some plants (like the last one I had) might get tiny little thorns with a foot or so between them, but they are so small and few, that this isn't much of an issue. I grow mine in a self-watering pot, that contains about 4 gallons (15 liters) soil. Again, I have mixed pine bark into this. This will over some years turn into soil, and make sure, I don't have to change all the soil for some years. In the winter wrap the pot in a few layers of bubble wrap, move it to the wall, tug the canes down behind the pot and give it loads of mulch (as much as you can top up on the pot). VG

Retaining walls retain things like dirt/rain.Normaly they have nothing to do with the House structure. It very well could have been the walls were put in because the basement would flood out during a heavy rain bringing all the dirt with it. Your right that is part of landscaping. If you decide to take em out anyway the piers for your deck support should go below the leval of the missing walls. Geting cross ventalation depends on the final deck plan. Its a deal with skirting I have taken to runing the skirting right into the ground because if I dont the Wallet yells at me because it dosent look finished. This happened so many times now I just do it as drill. Its not a good idea>> the skirting soaks up water,the weed eater hits it,dirt builds up around it things like that

I had the same deliema, our bay window had vinyl siding on it and when we screened in the porch I didnt want to replace the siding, so we put 1x4 tongue and groove and it looks great!!! It make it feel like an interior wall now. You can see a picture of it in the posting (Screened in porch finally finished) its the one with the ceiling fan, the back wall is what had siding on it. We painted it a light green and I am very happy with the out come.

Consider: Providing an opening between the carport and the Entry Porch and eliminate the door from the carport into the house. Rethink the kitchen layout to tighten up the work triangle, locate the double ovens just outside the work triangle, and relocating the entry into the pantry. Accessing the closet directly from the M. Bedroom without having to go through the M. Bath. Same concept with Bedrm #2/Bath. Eliminating the gas chamber in the M. Bath. Swinging the M. Bedrm's door in the opposite direction into the room. Allowing space around the (if that is a) freestanding tub for cleaning. Aligning the double doors leading to the Screened Porch with the main entry doors. Having the entry to the pantry only off the Entry. Eliminating the porch outside the kitchen windows. Allowing three feet of space for the watercloset in Bedrm #3's Bath. Making all porch roof slopes the same. . Your draftsman should be able to understand the comments.

Having purchased a new roof (concrete barrel tile) 4 months after purchasing my home in Florida, had I the option I would have purchased a standing seam metal roof. They seem to be the most durable. I have already had leaks in my roof purchased in 2007.

I like the idea of clerestory windows like you see below to add light instead of skylights as controlling the sun down here is always an issue.

Additionally, if I had the money and the option to do anything solar I would jump at the chance.
