Comments (3)Do you pay utility bills for your own condo unit directly to a utility company or are your utility charges part of the monthly common element assessment charge derived from the yearly condo budget? Do your condo's regulations mandate the types of electric or gas appliances permitted and their max power consumption? This is the dividing line between simple but expensive upgrades and complicated, expensive, upgrades that will take years to accomplish. You will have to beome an interested, all business, familiar face to your property manager and Board of Directors and keep them informed as to your reno plans even if they don't seem to care. Involve the company used by the condo that looks after the electrical work. They should be able to give you a very simple report of your present power situation at a fairly minimal cost. You might be surprised how far a B of D can go to undo your work long after it has been finished if it encroaches onto their turf. Be cautious and careful. Comments (3)Unless there's an existing vent, a wall to the outside has to be broken. New wiring would also be required. You might look at an LG washer-dryer combination that you can plug into your existing outlet and that uses a method called "condensing drying" rather than hot air to dry the clothes, so it doesn't need a vent. Comments (62)Steve, I am traveling and will be home tonight and I will pull the paperwork out and see exactly which butcherblock we used. I want to say Numerar, but it seems that was discontinued a while ago. We used a few coats of tung oil from Home Depot and the counters look just as they did a year ago. The domsjo sink is great because it has that lip on the sides. And the back part of the sink that goes up to the wall keeps that area around faucet dry. Installation is easy DIY with the butcher block and water tends not to seep onto the counter because of the lip. I never noticed that you cant wipe into the sink. She does not have a garbage disposal so maybe that is why it is a non-issue. That sink sparkles and still looks brand new. She uses the Barkeepers Friend soft scrub cream if she gets any marks from a heavy pan. Comments (13)Hi Mary, We also live in a 6 unit condo building (120 yr old rowhouse) and in addition, we just last month returned home from subletting a *gulp* 4th-floor walkup on Irving and Cambridge, downtown Boston. FWIW, back home a few summers ago, (we only have 1 renter, the other units are primary) we took about 1G out of our reserves, painted all 3-floor hallways ourselves, updated all the old horrid lighting with LED simple light fixtures from Amazon (which made a massive change..for the better!) and had our carpets professional cleaned and just those simple fixes were amazing. All of this was planned in advance, we all voted on it, my husband is the Board President, if we had hired outside resources this would have cost us a fortune. The renter joined in on the fun, we had a beer and pizza party afterward and everyone felt they were represented and adding much-needed sweat equity. Steps in Boston are so narrow and steep in historical buildings. Would start with your interior lighting and step management. New windows will be extremely expensive. Changing the front door will also require wiring for the doorbell. Honestly, before coming up with a color scheme, perhaps create a punch list and have everyone vote on this. 100G for all you're mentioning will not cover this amount of work.
