Home Layout and Room Size Dilemma

Looking for advise on building a roughly 2000 sqr ft single story home. I am unsure on the dinette and kitchen sizes in our current layout. I am afraid they are going to be too small. Do you have a dinette 11' x 11' kitchen arrangement like this that works or should I increase the dinette to 13' x 11 to avoid needing a small round table for the area?

Is the dinette your only dining area? Or is there another formal dining room elsewhere on the plan? If the former, I'd steal some room from your pantry. A ~6.5' x 9.5' pantry is ginormous unless you're laying in supplies for the zombie apocalypse. :-) You could lose 2 ft. in depth from that pantry and still have PLENTY of room.

If the latter, I'd leave it as is and use the dinette as your breakfast area.

That pantry is huge compared to the kitchen and dining space. Corner pantries are also a poor design. I'd relocate it or at the very least steal some space from it. Also, because of the traffic path through the dining room it's even smaller than it appears. It definitely needs to be bigger, especially if its the only eating space (island doesn't count)

Since there is a separate dining room and you already have a TV family room, I'd use the whole living room area as a living room. I think it depends on your lifestyle and whether you entertain groups and need to maximize seating for that, or if you want a cozy space for you and one other person most of the time? I'd probably put a sectional in the area to the left, so it's facing the windows and the other end of the room, with some occasional chairs, either against the windows or floating, then another seating arrangement where the chandelier is, perhaps a loveseat and 2 more chairs. You could have a game table tucked in there if you'd use it, or perhaps a 2nd coffee table that could be used in that manner. Not suggesting this furniture, just an idea about how seating in a large space can work. I like the matching loveseats facing each other with the different sofa, if you don't want a sectional.

Just to say, I would never have a stacked set unless there's absolutely no other way to arrange them. It's horrible for service being that the dryer must be removed for pretty much *any* action to the washer. I have a friend who bought an early 1960s foreclosure house as a rental property. It was built with washer connections in a corner of the kitchen (next to the refrigerator) and no provision for a dryer. Previous owners had put a 240v circuit for a dryer in the one-car garage. He opted to put a stacked pair in the kitchen. Had a situation with the washer's water valve seeping last year, which thankfully ended up being a false alarm. I seriously dreaded the prospect of pulling down the dryer to change the washer's inlet valve. It took three guys (average, not wrestlers, LOL) to get it up there. Frontload-match dryers tend to be heftier than topload-match units, possibly more weight for stability when stacked.

Thank you so much BeverlyFLADeziner ! The TV is actually going over the fireplace. (Which is between the 2 book shelves. Not sure if that makes a difference in any of your thoughts! But you ideas can still work it seems like, even with the TV over fireplace.

TV is mounted right in the traffic path from the front door. I would have put it where the bright pink picture is. Worth the expense of moving TV connections and repairing the wall if you own the home. Your coffee table is too big. It should be 2/3 of the width of that seat section of the sofa. Are there actual records stored in the record cabinet? I might think of storing liquor there so I could eliminate a piece of cabinetry. You could replace 3 pieces (liquor, record and TV piece) with one long piece for that wall above the dog bed. Let it do triple duty. Sell the other pieces on Craig's List and get a new coffee table. Eliminate the end tables; they aren't needed if you have a coffee table. Or you can eliminate the coffee table too and just do some "C" tables. Improve the view from the entry, and find another place for the kitchen trash can. Wall hung items should center 5' above the floor of hang 5" above furniture. Here's a chart for correctly mounting the TV. Sofa can be turned to face it with its back to the window. You can pull it forward for best viewing and add a sofa table behind it.

you lose about 3-4 ft for circulation so the answer is - it depends- on the size of the table. it could work as a breakfast nook.

How about posting the full floor plan because right from the start I can see lots of issues.

1. The master closet is on the corner where you ideally would want the master bedroom. Why? So you could have windows on two walls. Closets don't need windows. At least if the bathroom were in the corner, it would be a little less wasteful of natural light space.

2. The master bedroom is off the mudroom? Really? Not the most romantic or most satisfying considering what most mudrooms look like.

3. The powder room toilet is right up against the master bedroom. If someone stays up late and the other goes to sleep anyone sleeping will hear the toilet flushing.

4. Linen closet right up against the toilet in the master? Ewww.

5. Then you use the toilet and have to open the door with your dirty hands?

6. What is the size of the master closet? It looks to be 8'5" by??? That's basically the size of MY master closet and trust me i don't have lots of clothes. My DH has his own reach in closet.

7. Your dinette, is 11' long but not really because you need to reduce it by 3' for a walkway, so it's really only 8' long. Not nearly large enough for more than a cafe table.

8. if you increase it to 13' you're now at 10' of usable space. Better.

9. Why do you want a kitchen that will be dark with absolutely no natural light? One that will need lights on even on the sunniest day just to make a sandwich at lunchtime?

10. Why are you putting the pantry in one of the best spots (a spot where windows could be) when pantries should absolutely be on interior walls so that the main rooms can have windows?

11. In the kitchen where would you prep since the sink is on the island and the island isn't that large. We take food out of the fridge, bring it to the sink to prep, and then prep next to the sink. 24" is not nearly enough room for prepping and carrying dripping food across the aisle to prep next to the stove is not ideal either. What do you do with the scraps? Carry them back across the aisle to the trash?

And to think I'm only looking at a small portion of the house.
