Home Layout and Room Size Dilemma

Looking for advise on building a roughly 2000 sqr ft single story home. I am unsure on the dinette and kitchen sizes in our current layout. I am afraid they are going to be too small. Do you have a dinette 11' x 11' kitchen arrangement like this that works or should I increase the dinette to 13' x 11 to avoid needing a small round table for the area?

Is the dinette your only dining area? Or is there another formal dining room elsewhere on the plan? If the former, I'd steal some room from your pantry. A ~6.5' x 9.5' pantry is ginormous unless you're laying in supplies for the zombie apocalypse. :-) You could lose 2 ft. in depth from that pantry and still have PLENTY of room.

If the latter, I'd leave it as is and use the dinette as your breakfast area.

That pantry is huge compared to the kitchen and dining space. Corner pantries are also a poor design. I'd relocate it or at the very least steal some space from it. Also, because of the traffic path through the dining room it's even smaller than it appears. It definitely needs to be bigger, especially if its the only eating space (island doesn't count)

ok, i think you can do banquette in the corner, 2 on the outside 1 on each end, 2 on the inner banquette for when you have company. I would put the tv on the back wall, have the couch face it and 2 chairs either one on each side or 2 on one side that swivel. remember to measure and tape out before you buy.

Thank you! The room will be used for TV viewing mainly and if we have company we would use the room for entertaining. We have a family room with a fireplace the next level down with no room for a TV and in the basement we have my husband's man cave room. This room was the best choice to have another space to watch TV that is no too close to the man cave room. What sold me on this room was the tall ceilings with the long, dramatic curtains. I am just having a hard time with the layout as the windows on the left are not centered and I feel like the couch is cut in half. I also want to move the furniture away from the walls but the room is not really big enough.

Can we assume those are basement stairs you enter by the back door? You might steal some of the head space at the east end of those so you could put an oven/micro tower there recessed just a bit so it doesn't close off that end of the kitchen. Then you can move the fridge to the right by the window and put a gas cooktop and hood right of the dish washer. I would do a straight run of lower cabinets on the wall with drawers. One set left of the sink, doors under the sink, w/d, then cooktop with drawers underneath, then a pullout utensil cabinet, and another set of drawers next to the fridge which will have shifted into the dining area. The wall of pantry from the back entry to the oven/micro tower will complete the south side of your drawing. If you prefer a range, then you'd just lose the drawer storage but could make it up by extending the 12" pantry further into the dining space. This is possibly (probably) more than you want to do, but it gives you two baths (one shared, one master) with a smaller addition, which might save enough on materials to change some of the interior walls. You'd have a bigger sitting area just inside the front door, with some flex space between it and the kitchen. The TV is drawn on an adjustable arm, mounted beside the front door, but could be on a small stand in the same location. The extra kitchen chair is beside the wall of book cases. I used your template for a couch, but there is space for a longer couch to convert to an extra bed. The kitchen table can be moved out from the wall when needed, and pushed out of the way when there is activity in the kitchen. The red lines denote the master bedroom and bath, and the green lines on the original plan, at bottom left, indicate interior walls which would not change (other than relocating a closet door from front to back). I changed the orientation of the tub and toilet in the second bathroom, to block the view of the toilet, but that wouldn't be necessary, and would be another saving in costs. The vanity in the master could become a single, with the toilet on the same wall. It's a small bath, with adjoining small closet, sufficient for AirBnB or student rental, but the bath could be enlarged, with a number of layouts, and one of the bedroom's exterior walls could be closet space (inset, bottom right). Moving the wall back into the first bedroom, and adding book cases or a combination of open and closed storage cabinets on the exterior wall, opens that long hall way into an extension of living space, and puts the entrance more in the middle of the room. No windows or exterior doors change. The area at the bottom of the smaller master bedroom could become a private porch or deck for the master. (Waving to any Smaller Homes peeps from the old days. :)

you lose about 3-4 ft for circulation so the answer is - it depends- on the size of the table. it could work as a breakfast nook.

How about posting the full floor plan because right from the start I can see lots of issues.

1. The master closet is on the corner where you ideally would want the master bedroom. Why? So you could have windows on two walls. Closets don't need windows. At least if the bathroom were in the corner, it would be a little less wasteful of natural light space.

2. The master bedroom is off the mudroom? Really? Not the most romantic or most satisfying considering what most mudrooms look like.

3. The powder room toilet is right up against the master bedroom. If someone stays up late and the other goes to sleep anyone sleeping will hear the toilet flushing.

4. Linen closet right up against the toilet in the master? Ewww.

5. Then you use the toilet and have to open the door with your dirty hands?

6. What is the size of the master closet? It looks to be 8'5" by??? That's basically the size of MY master closet and trust me i don't have lots of clothes. My DH has his own reach in closet.

7. Your dinette, is 11' long but not really because you need to reduce it by 3' for a walkway, so it's really only 8' long. Not nearly large enough for more than a cafe table.

8. if you increase it to 13' you're now at 10' of usable space. Better.

9. Why do you want a kitchen that will be dark with absolutely no natural light? One that will need lights on even on the sunniest day just to make a sandwich at lunchtime?

10. Why are you putting the pantry in one of the best spots (a spot where windows could be) when pantries should absolutely be on interior walls so that the main rooms can have windows?

11. In the kitchen where would you prep since the sink is on the island and the island isn't that large. We take food out of the fridge, bring it to the sink to prep, and then prep next to the sink. 24" is not nearly enough room for prepping and carrying dripping food across the aisle to prep next to the stove is not ideal either. What do you do with the scraps? Carry them back across the aisle to the trash?

And to think I'm only looking at a small portion of the house.
