Comments (43)I would think about removing the brick and drywalling over the fireplace. Voila, new big wall for TV, in the obvious place..... Or drywall over the wet bar area on the living room side only and keep the wet bar used in the dining room; or just get rid of the wet bar and install a steel or glue lam beam (spelling?) in the ceiling to hold up the second story. Or redo the window wall with side windows and keep the upper window and put the TV where the large window is now but remove the window and sheet rock the wall and keep the fireplace and put in a sectional.....lots of options, and they will probably all fit in the budget and enhance the room and give you a new look for the room....everyone wins! Good luck and think positive....also hiring a designer might be good too as you are looking to spend a few dollars here and you should be happy about what you are spending knowing you will get a look you love. Here are a few thoughts as you start: If I were to get a sectional, I’d look for one that would “L” the other direction so you’re taking in the fireplace and the lovely window view. Right now the sectional blocks the window a bit. I would pull the chair in to be part of the conversation grouping as well. Your room can fit a sectional, but I prefer separate pieces anyway. They allow more flexibility in the future if you redecorate or move. If it were me, I’d have a sofa opposite the fireplace with a couple of upholstered chairs with a side table between at the end of the couch toward the kitchen. (Leaving space for traffic and stools.) A love seat could work there as well. Another pair of occasional chairs or armless slipper chairs could flank the fireplace or pair up at the other end of the sofa. Make sure when you’re testing wall colors that you look at it with the floor. Your honey color wood will be beautiful, but it may make colors look more vibrant and primary than you’re expecting. Comments (4)I think I would want a couch with low square arms that are equal to the height of new end tables. Low arms make it easier to stretch out on if used for napping and easier to reach drinks on an end table. I have a leather couch and a fabric covered love seat. The love seat is much more cozy, the leather is stiff. I got the leather because we could use it to take a break from working outside (dirt on clothes - mud on shoes). I would go with neutral colors and add texture and color with pillows, throws or fabric covered foot stool. Are you considering shades? I think Roman ones could look good. Also think about how many cushions for couch - one, two or three. I wish I had gone with two instead of three for the couch and one for the love seat. The plus side of more cushions is that you can move them around if one side of the couch is used more than the other. Also do you want to be able to remove the back cushions or do you want them attached. Do you want to be able to flip the cushions on the seat - I can do it with my fabric couch but not with the leather. Some stores have a basic model with customization - cushion firmness etc. Ethan Allen has some models you can customize. Comments (10)Sounds like you have done your homework. I have another idea.....I do best once I put things to paper and can come up with more ideas. So, instead of just knocking down that wall.......on the fireplace side closest to the exterior wall, add a French door with full glass. Then on the other side of the fireplace, add an interior window that mimics the size of the glass in the French door. Add blinds to the French door and window (You can get them so they are slimline and look minimalist. Or, you could choose to add 2 interior full-length windows and then add a door between the sitting room and the hall. This way, you can put a chair in the corner. Partly it depends on how the rest of the configuration of the area shakes out. When I design with a client, we typically review many options prior to deciding. Then, you still have the view to the water. But, this could be used as an extra bedroom. I would see it as a nursery for parents with a baby or for small children. But, could also be used for an adult in a pinch. Yet, you still have the views and the sitting room if not needed for extra guests. I would stage it with a sleeper chair. Here is just one example. Might require a closet. At minimum, you could put it in your listing body as a flex room/extra bedroom. If I were you, I would 1) Look at competition 2) Set up an ideabook with ideas that work with the competition 3) Set a budget 4) Get help from a designer who can do 3d renderings.
