The new Liebherr F/D is listed to be launched in June. Liebherr currently only have two in the US doing a tour of shows. In my experience Liebherr will hit the June launch. Having said that things happen.... the only spec sheet can be found on the link below which you may have seen before. Depends-- Are you including these items in the spec sheet to try and get a very accurate price from the builder (i.e. your tastes run higher or lower than what the builder usually uses in his spec homes)? -If that's the case, it is very wise to include these items in the spec sheet. You can't assume the builder knows what you want. Many builders will budget the bare minimum for their usual standard and then give you that figure as an allowance that you then use to pick out your fixtures. If you go over, it comes out of your pocket, if you come in under, you get a credit. IMO, speccing what you want beforehand complete with manufacturer, style/model # and finish is very smart on your part and should be made part of the final contract so there is no confusion as to exactly what items both parties agreed to at the outset that would be included in the original pricing. Are you expecting the builder to price match these items? -Odds are he won't. He is going to use his (or his sub's) usual supplier. Their prices may or may not be higher than what you found yourself--likely higher though as the sub tacks on an extra 5-10% to the price he paid and then the builder generally will tack on another 5-10% . These upcharges make the sub and builder money and they will tell you covers the cost of warrantying the fixture, install and any repairs that may be needed in case of fixture failure. Will the builder allow you to supply these items and his crew do the install? -Some builders are ok with this and others are not. When you buy through the builder/his sub they guarantee the fixture + the install. If you supply the fixture, they guarantee the install only. That means if the fixture you supplied fails and causes damage, the builder/sub is off the hook and only responsible for re-installation IF the failure was due to poor install. However, if the builder/sub supplied the fixture, & it failed they are responsible for replacing the fixture and repairing/replacing any damage done. Hope this helps!

"This is how a builder begins to control a design-build project and giving up control can often be to your disadvantage in terms of cost and quality control." Design-build tends to steer to things they have experience with. This mead they have done similar work with similar materials before, know who they can hire (few places have a complete staff of in house folks to cover every trade). If the builders capabilities and experience line up with your desires it can work very well. Many folks do not understand how seemingly small changes can have very large impacts (probably less so on this sght). An example (that I have countered) is floor tile. I have had clients go to the tile showroom to select tile and come back with larger tiles or stone when initially they only wanted mosaic tile. They did not understand tat the floor needs to be increasingly stiffer for larger tiles or stone. When they initially desired mosaic the floor is allowed more movement. In keeping costs under control you do not build more than you need. Deciding you want multiple shower heads after the plumbing design is bid can impact drain ad supply sizes required. The 3/4 inch supply line can suddenly be inadequate. A computer area is likely to require at least one extra circuit, and possibly more. You need to decide and identify what you want as early as possible. The later in the process decisions are made the more likely they are to cost more and run over budget. Some things ARE less critical, and you can wat for a final decision. You need to realize the longer you wait the less room for changes without cost or schedule impacts. The mosaic tile pattern and color are usually not as important as staying with mosaic tile vs. a larger tile. Light fixtures that are of the same general type use the same junction box usually (octagon ceiling box on a joist or light weight strap). A heavy fixture (35 pounds and up generally) can be an issue though.

This is great advice, BUT...what if you and your spouse aren't on same page or timetable. My husband is all about the nuts and bolts of construction, but I am trying to be proactive and get some other decisions made about what he deems more "decorator/cosmetic" type stuff...i.e., cabinetry and interior trim/casing, etc. I tried to tell him the cabinets could have a lengthy lead time depending on what we pick, and that BEFORE we can decide on cabinetry, we have to make a decision on appliances. In other words, we can't plan cabinetry around the 25 year old refrigerator he doesn't want to get rid of until it croaks... We should "plan" for the refrigerator we "want" rather than what we "have". I also want a 36 inch rangetop instead of a 30 inch gas cooktop, and that too has go into the planning. I know he's thinking we'll take a wait and see approach - meaning what we have left $$$-wise and then make appliance decisions, but in the real world it doesn't work that way. I've just run into the same issue with the siding on the house - the plans were drawn with hardie board & batten siding to give the project a fresher mountain farmhouse look. Our GC assumed that meant we wanted to paint the siding after installation because my husband really didn't listen to me when I talked about using a rustic prefinished hardie siding. He thought the "rustic" could just be painted on afterwards, and now is crazed because the GC is telling him the local company that prefinishes the hardie has a 3 month lead time due to their volumes, and the other company that does that type of prefinishing is in Canada and the Pacific Northwest and we'll have high(er) freight charges. It goes back to thinking that "painting" is just "painting" and is a cosmetic thing...
