Let me make sure I understand this right--2x4 joists suporting plywood on an upstairs project and the plywood right now is exposed, that is its the decking.By patio roof you mean the soffit area under the plywood decking.And this is a new project already built that way. J

I don't know who manufactured your fibercement siding, but it is definitely NOT installed according to The James Hardy rules/guidelines, and as such it would not be warranted by the manufacturer. 1) the siding has to be 2" above the shingle /roof line, to avoid being damaged as your is, by the splashing of water. 2) at the bay corner, the flashing allows the water to drip down the corner. I could have flashed this a bit differently to divert the water from the corner, but the real solution has to be a gutter or collector at that point. The detailing makes the difference. Fibercement products will not stand being constantly splashed or having water flow over like you have. Casey

Sdello: I have used the "elastomeric" product on numerous occasions and have been very satisfied. In lieu of replacing a roof for a while, I believe this product will serve the purpose very well. Providing the surface is relatively clean, it will bond to the old shingles, metal flashing and your shoes and pants very well. It is probably not a product that will last ten years however. I am using it on the roof of a rental (2000 sq. ft +) and re-apply a coat about every four or five years. I have applied the product to a rather flat roof on my present home, over existing roofing material and after a year it looks very good. It is in direct sunlight most of the day. SOOOO-- my experience says it will work as a temporary solution to your needs or if you want to continue to re apply every few years it will work indefinately. Plus it is white in color so will reflect the heat a little as well. Ask your local supplier what he thinks.

I'd go a nice crisp white and redo the landscaping with lots of lush greenery. Black door. Remove the shutters. White railing in front and maybe add thicker, square columns on the porch.
