I have two comments.

1. One sink is plenty. How often will you have guests in both bedrooms at the same time? And there's no guarantee if you do, they will use separate sinks.

Storage and counter space, especially for guests with all their stuff is more important. I see no downside to going to a single vanity. Even if you sell to a family, a single vanity is better because it allows for more storage. Kid's don't need separate vanities either.

2. Why a tub and a shower? If you have a tub in your master, you don't need one in the guest bathroom and it's a waste of space and it means more cleaning.

I doubt 2 guests would be in the bathroom at the same time either. I would put in a single sink.

I'd stick with the double sinks. If you have guests using both bedrooms, even as they'd use the bathroom separately, it's still a fantastic bonus to have their separate sink spaces! No random hairs in the sink, no toothpaste smudges made by someone else etc. etc.

And in someone else's home, I've never felt the desire to sit in a bathtub as if it was a lounge time for myself. I'd keep the configuration you have.

Maybe you'll stay in that home from now on, but in case you ever sell to a family, they'd probably rather have double sinks for their children.

Is this the only bathtub in the house? If not, I'd seriously consider keeping the double vanity and losing the bathtub in favor of a larger shower and your linen storage. If you have a couple staying at your house, it's always nice to be able to wash up at the same time. A bit more efficient, too, if you're trying to get everyone out of the house in the morning to do whatever you have planned for the group that day.

Do what works for YOU right now - it's your house and the value of your house is not going to be impacted by your having a lovely clean functional bathroom however many basins it has.

In terms of my opinion, a guest bath used by guests only needs one basin and as others have pointed out, increased counter space is more functional. As a guest, I am more likely to want to be able to segregate my grooming needs in one section of a counter versus having issues using the same sink as another guest. I mean REALLY - what exactly are people doing in their sink and are guests really leaving the sinks in gross fashion?

Extra storage is always a bonus and not mentioned is also the ability to perhaps save a shelf so that your guests might have their own shelf in the bathroom. Or a designated shelf that can be used specifically for items guests might need in the bath.

One sink. One sink gains you more space in the vanity for storage as you won't have a second sink & drain eating into that space. Less plumbing to buy so less expense. One sink cut so savings on countertop fabrication. More counter space for guest to set out toiletry items--even more important if you have guests in both bathrooms. They can use either side of the countertop and not have to repack toiletry items if they're staying for a few days.

Well, if I was a guest in your home, I would REALLY appreciate the double sinks....so potentially having my own CLEAN, unused sink. That would be more important to me than more counter space. To have to share a sink with another guest that just spit their toothpaste into the bowl is somewhat gross to me.

Additionally , I think a tub is unnecessary for guests unless you often have visitors with small children. As an adult, I would not be taking a bath in a home I was visiting....showers only.

Single sinks have no downsides.

As others have commented, guests aren't going to be sharing sink-time, so duplicate /repetitive sinks are useless. A single sink will cost less to buy/install, will be less for you to keep clean, is one less thing in your house that'll eventually need maintenance, will allow your guests more counter space for travel toiletry bags, and will provide more storage linen storage space in drawers.

Agree. Though both my husband and I enjoy soaking in the tub at home, it's an at-home thing. When I'm visiting someone, I expect to spend time with that person ... not laze about in the tub.

On the other hand, how big a concern is resale? If you sell to a family with children, they'll want the tub. You may be "safer" using a traditional shower-over-tub.

Put in a basement bathroom for the slobs who can't rinse the sink after spitting or clean hairs out of the sink. Hose it down when they're gone. Jeeze, are we adults who know how to clean up after ourselves or do we still need Mommy?

We just changed our 60" double sink master bath vanity to a single centered sink. We needed more drawer storage and especially counter space more than we needed a second sink. We also needed elbow room, which a sink next to a wall limits. If the vanity is larger than 60", I'd keep the second sink but a 60" vanity isn't large enough for two sinks.

What we would have paid for a second sink and faucet and sink cutout went to pay the plumber to center the plumbing.

there is no downside to reducing down to a single bowl in the vanity. It will look prettier, much prettier, and there will be room for your guest to put more of their items on the counter.

I’d eliminate a tub in favor of a larger shower in a master bath in a heartbeat. Definitely not in a bathroom that secondary bedrooms (aka possibly children) would utilize. In my opinion that would hurt resale, at least based on the houses we walked away from that had done this.

As a guest, I wouldn’t think anything of a single sink vs a double. If the extra storage from switching to a single makes the most sense to you I would do that.

I'm not a fan of a double-sink and would favor extra storage. I wouldn't ditch the tub. (future owners might use this as the kids' bathroom). At first glance, a tub plus walk-in shower sounds a bit extravagant for a guest bath, but if you have guests who are elderly, the walk-in shower would be nice. I recommend putting in grab bars now or at least putting in blocking for grab bars (take a photo before you tile) and then you have the option to add grab bars in the future. Not sure if there will ever be a chance where one of your older parents moves in or plans a longer stay (or if you or your spouse will ever have surgery, like a hip replacement) but that might be something to consider and to plan ahead.

I think single sink is fine, but... as a counterexample for everyone who's said that no guests ever share sink-time, I just had 5 of my girlfriends stay over at our beachhouse this weekend, and before we went out for dinner, both sets of double sinks (master and guest baths) were both used. ;)

I'd probably do a large-ish shower and two sinks,figuring that the lost tub space will afford more than enough extra storage & counter space.

This is the first time I've posted on Houzz and I am suitably impressed with the thoughtfulness of the responses. The walk-in shower is really a top priority as my most frequent guests are my parents who are both 80...in good shape but I prefer them not to have to step over into the tub/shower combination. I am favoring the tub also for resale, but realistically resale is so far down the road that it will probably be ready for an upgrade by then and there is a tub in the master....so I guess now i'm down to tub and shower with single sink vanity and linen closet or shower and no tub with enormous linen storage and large vanity...……..I think i'll draw it up both ways and see how it looks and feels....thanks so much for all the feedback and the humor....Toby thank goodness I didn't just take a sip of my coffee or it would have been all over my screen!!

Single sink and walk in shower with extra storage. You can never have too much storage and since you have a tub in the master, that's all you need.

As a guest, I don't particularly care whether there's a tub with shower head, or a dedicated shower. Unless I was traveling with my young children, then I appreciated a tub. Even if they took a shower I could "assist" if it was in a tub more easily than in a shower, without getting wet.

HVing a tub AND a shower in a guest bath is just one more thing to keep clean and dust free. Same with two sinks. Simplify. Have more counter and drawer space for their stuff.
