can i add an outlet here? How hard/expensive would it be?
Comments (10)By "every box" I mean every receptacle box, every switch box, every light fixture box. Sometimes you can guess which boxes are downstream and upstream of a receptacle (eg. they are on the same wall) but it's not always the case. And sometimes previous owners have done some pretty crazy things. I'd say the odds are that it isn't just a loose connection. Someone did something and abandoned the wiring to that outlet. But that's just a guess. Regarding your multiple switches, providing it was ever working correctly, someone at some point may have replaced a switch with the wrong type and miswired it. Or maybe there's a faulty switch. Or then again, maybe it was never wired properly to begin with and it is what it is. If you'd like to TRY debugging that, the first step is to open up each switch box and let us know exactly what is coming into each box and how it's attached to each switch. Comments (26)I'm in San Diego county near the beach. The supply is low and the demand is still fairly high. Many homes are going for well above asking price and above the appraised value. The area is extremely eclectic and subject to a lot of "emotional buying" and few of the comps at any time are actual comps. Buyers are bringing cash to make up the difference and driving prices up. For the next buyers these homes will be the comps and the next appraisals will be higher. Thats how it works....See MoreHelp! How can I add curb appeal to my exterior??
Comments (16)Your home looks nice as is but one change that would be worth making, if structurally possible (weight bearing wall), is to remove most of that solid wall (about six feet) that is located to the right of the entrance in front of the door and altering that one arch across from the front door (only that one) to create a wider (rectangular) opening there -- an opening distinctively different from the arches of the porch and the windows. Making that opening larger would make your front door more visible and it would enable you to make your front entry more the focal point for the front of your home -- especially if you added some dark bold color by painting your front door -- and changing that one arch to a rectangle should not "confuse" the style of the home. You could frame that rectangle in wood. and/or You could also add a pergola or sun roof in front of the rest of the front porch -- in front of the arches -- if enlarging your front porch is of interest to you. Another idea to "break" the look of so much concrete could be to add vertical wood boards between each of the arches and add brackets for hanging flower baskets on those boards....See MoreHow much baseboard can I add???
Comments (0)I am adding a bedroom, bathroom, and entertainment room to my walkout basement and am planning on installing hydronic baseboard heat myself while I have the professionals hook it up to my combination boiler Navien CH-210. I put A LOT of research in and I believe I figured out how much baseboard I should install (please correct me if I’m wrong though) to ensure that I heat my basement enough in the winter months (Rhode Island), but will my boiler be able to handle the addition of a second zone, first one being my main floor? I plan on installing 36 linear feet of BB in the entertainment room, 12 feet in the bedroom, 6 feet in bathroom, water temp would be 170° at 4gpm (I don’t know how to set the flow rate though, so rate and temp may need to vary 🤷🏼♂️) Below is technical info that may help in answering and sorry for the information over load, I just don’t want to get this wrong lol. Navien CH-210 ASME MAWP, Water 30psi Max water temp 203° Heating surface 28.6 sqft Min relief valve capacity 175,000 btu/hr Min/Max input rating 20,000/175,000 btu/h 264 gph Entertainment room with exterior door and window 385 sqft Bedroom with exterior window - with and w/o closet 120/140 sqft Bathroom with exterior window 64 sqft Cement slab floor with rug or laminate TBD exterior walls are cement with 2x4 framing and insulation Ceiling 2x8 with insulation....See MoreOlychick
