Comments (16)Twins- Thanks for the clarification. You definitely need a larger addition, IMHO. Any chance of adding a bigger garage, to match the new addition? I don't know if you need the space, but it would seem to fit nicely into the overall plan...and probably increase the value of your home. I think your living space should be roughly equal to your bedroom/bathroom space. Think of a 2 story home...main floor living space, upstairs is bedroom/bathroom space. So...with that in mind, I would want to keep the layout of your first plan...and add the dining bump out, mentioned earlier. I'd add a rectangular dining room addition, where you have the wall of windows, in the family room. Then, you'd still have all those windows, but they'd be 10' to 12' further back, with a slider/french door on the 'left' side going out to a deck/patio, behind the kitchen. Great place for a BBQ. The fireplace/TV could be on the 'right' wall with the seating area 'as is' and maybe some windows on the TV wall, as you show in your pictures. This would give you plenty of room for the table and the seating area...without giving up kitchen and island space. You'll end up with a great entertaining space that can be flexible, when you have larger get-togethers :) As for the master bedroom (a bit off topic, I know) but I'd think about putting the master bath against the kitchen wall (closer to your other plumbing) and create a nice noise/privacy barrier. The closet could be on the front wall (as is) and the bedroom could have windows on the side and back. Maybe a slider/french door out to the patio...even a hot tub? Comments (6)Why 4' of river rock around the house? IME most folks in areas with a decent amount of rainfall regret using rock mulch and it's a PIA to remove. It will have dust, leaves, twigs, seeds, etc. blow in and weeds will sprout just like in shredded bark mulch, but it is more difficult to remove weeds from rocks, especially since most rock has landscape cloth under it to prevent it from sinking into the soil. So either you hand weed with difficulty or you have to use an herbicide sprayed on the rocks regularly to prevent weeds becoming established. I would recommend bark mulch without landscape fabric since I find maintenance far easier. Like Yardvaark, I would not plan to use a large evergreen in the front, and instead place it in the back yard where it is visible from windows that in winter you can see it from such as one over the kitchen sink or an office window. In the front I would make the groundcover evergreen and perhaps add another short shrub with winter interest such as one of the shorter red-twigged dogwoods or some evergreen shrubs behind the multi-trunked tree to provide interest in winter since it's about half the year for you. Clumps of early flowering bulbs in the groundcover would be nice also. Look for small trees/large tree-form shrubs for the front trees that have multiple seasons of interest, such as spring flowers and fall foliage color or nice winter appearance....See Moreany ideas on what more I can put under this mirror? table etc.
Comments (9)I am sorry, but in my opinion the mirror is sort of big for that spot and anything you put under it should have open legs because of the vent. If you want to leave the mirror, how about a wrought iron stand with a plant in it? Plant should be bushy like a fern or a pothos....See MoreAny ideas on how to design & decorate this space?
Comments (15)I feel option A is better among all, except for the play area because you will be having a whole room downstairs for that. And maybe move the dining a little to the left near the window. You can add a partition to divide the room into living and dining and mount tv on it. Place a storage unit /crockery unit behind the partition. I would still recommend you to opt for the layout shown in the 3d renders as its quiet functional and space is best-made use of. Maybe instead of a tv on the wall, you can use a media partition to divide the living and the dining. The wall along the kitchen can be used to place storage units or shelving.
