Should I paint over the hardwood foors?
Comments (13)I definitly prefer hardwood to painted floors in the main living areas of a home. It would make me think twice about purchasing a home, especially depending on how they are painted. However, on the third floor of our 1898 home, where the floors had clearly always been painted, I painted over the brown in a checkerboard pattern and really really love it. My advice would be to not use the porch enamel floor paint that is suggested but to paint with regular latex paint and then use polyurethane over it. I used the porch enamel paint, and while I love the look, it is not at all durable. The third floor of our home is where our family room is and it gets lots of running around with our three children, etc. We seem to be constantly moving furnature and it scratches up occasionally (with good reason sometimes, but a seal over it would prevent it). Comments (38)We got a kick out of Tim's post (above). Call me immature --- I'm the daughter and sister of interior designers/textile weavers and they are knocked out by my glossy floors. I initially had some doubts but now I'm so glad we went with the high gloss. The light in the room is amazing with the glossy reflection of the honey oak floors. We have gotten no less than 3 requests for the name of our floor contractor because they look so gorgeous. Most people don't know why they look different --- it's because high gloss is not trendy and hasn't been for some time. Most people go with the matte or satin finish. I had concerns about the glossy floors showing dirt but it's the opposite. My floors were less glossy before we had them refinished and there really is no difference. We are still in the middle of our remodel and have had workers coming and going --- the floors are frankly filthy but you wouldn't know it until you drag a wet rag across the floor. This might be a problem with darker floors but not with the oak. I also think the high gloss has an elegant, more formal look while the matte finish is more casual/earthy. Comments (4)I would get rid of all the dreary gray before deciding on the floors. Beyond that, the finish appears to be in reasonably good condition. Personally, I would be loathe to change the finish before it really needs it...which reduces the usable life of the floors. Maybe large area rug/s instead? Which leads to the question: Is this engineered flooring or solid 3/4" tongue and groove? If engineered, the wear layer thickness may limit you to either no chance of refinishing or either 1 or 2 refinishes at most. If anything goes wrong with the stain color on a refinish, you may have to either live with it or tear out and replace....See MoreRTHawk
