The flooring would be for new construction and in kitchen, living room, dining room, and partially carpeted stairs. Not worried about resale. Have cats that sometimes pee outside the litter box.

Cat pee can stain most floors regardless of what they are made of. Engineered wood floors of quality can be refinished in 10-15 years when taste and style change. You change the color of the floors as part of the refinishing process. LVP will not have that option and will look rough after 1-15 years.

Sheet vinyl....it is the only thing that will prevent cat urine from getting between the planks. Sigh. I know that isn't what you were hoping for, but it is the solution that works for leaky pets/humans.

Anything that comes in a "plank" runs the risk of urine seeping between two planks and staining the SIDES of the planks. Sides of planks are things that cannot be 'cleaned'. Thereby allowing the urine - and the odour - to remain for the life of the floor.

If there is a particular PLACE where the cat(s) will have a litter box (which is where they 'miss') then I would ensure a continuous surface product would be used in that space (sheet vinyl; epoxy that runs up the wall to create a continuous surface up the wall by a few inches).

If you mean the cats urinate in random places throughout the home, you are going to be in a bit of a pickle. Pretty much any place you lay 'planked' floors will run the risk of a permanent stain/odour that originates from between the planks.

OK...first things first. Everything scratches or shows wear - eventually. What you are asking is what will look GOOD in 6 years. The best options are: 1. Stone 2. Porcelain 3. Ceramic 4. Epoxy over Concrete 5. HIGH END vinyl (commercial grade) 6. High end laminate 7. Sight finished hardwood with high-end finish OK...so you are asking about 'middle of the pack' performance. The HIGH END LVP products (or SPC or WPC...your choice) can perform very well. They should cost $7/sf and be rated for commercial/light industrial traffic. Those bad-boys should have a wear layer between 30mil and 40mil. A regular high end product comes in at 20mil (good enough for most American homes). These ones have a price range of $5-$7/sf. To be clear, a high-end laminate ($5-$7/sf) will out perform the 'regular high-end vinyl' (20mil wear layer). The question becomes: Why replace everything now? If you are selling in 6 years, you might as well wait another 3-5 years so that the floor you put in will be hyper-accurate for trend AND look amazing.

A good engineered wood floor can last just as long as solid wood floor. Engineered quality has improved greatly in past 10 to 15 years. Especially if you like that long and wide look, your choices need be in engineered format for stability. Using Lauzon floor as an example, their engineered counterpart costs more than solid. The reason is that it takes quite much more for a floor mill to make quality engineered than solid. A good quality engineered wood floor usually has a 3 to 4mm sawn-cut veneer.

In my experience hardwood is always considered more upscale than vinyl plank. Good engineered hardwood floors are not cheap and many high end homes must use engineered flooring of some kind. Depending on the quality of the engineered flooring, factory finishes are extremely durable as well. In terms of aesthetics, there really is no comparison between vinyl and real wood. There are some circumstances in which vinyl floors are more practical for people's lifestyle but in general you never see a real estate listing boasting about vinyl floors versus hardwood.

Engineered flooring is specifically intended for concrete subfloors. That is what I have although I also have cork installed as soundproofing. The thickness of the wear layer is what enables a higher quality engineered wood floor to be refinished. Honestly it would be extremely difficult for me to refinish my engineered wood floors so if I ever had issues I would just replace them as that would be logistically difficult enough. However I did go with a good quality engineered wood floor with a wear layer that would enable it to be refinished two times because I assumed that the finish would also be better quality and a durable finish is what was important to me. It still looks good after about 4 1/2 years

Agree on the sheet vinyl. You can't have pets (or people) that pee on floors, and expect the floors to hold up.
