Unless you love everything in this plan 100%, I wouldn't go for it. Admittedly, as an architect i'm biased and find these stock plans to be terrible. But most people find that by time they pay to alter stock plans to some what fit their vision they could have had custom plans made.

Here's the issues I noticed about the plan

-On the exterior three different siding materials is too much

-The kitchen plan is awful (dark, awkward layout, corner pantry)

-The dining room is very isolated, fine if you want a formal dining room but that's wasted space for most people these days

-There's no powder room for guests. They have to go in more "private" areas by the master just to get a bathroom

-What's with all these Jack and Jill bathroom? J&J bathrooms aren't great, and make for awkward situations. There's no need for them.

-I don't know what a "kids nook"is but i know I would never want one that close to a master

-The master bath and closet is just...no

-Look how FAR you have to walk to get groceries from the garage to the kitchen

-The great room may be challenging for furniture layout

-Theres a lot of "open to below" spaces which sound great in theory, but really think about heating and cooling all that plus noise

-this is going to be a dark house with all those covered porches around the windows
