Bob. . I like the flagstone backyard patio. What direction of sun hits that area? Is it shaded by the house -allowing you to enjoy that space in the afternoons? I have a few questions.... from an AGING buyer's standpoint that has me concerned about this home. What is the winter weather in that area? Snow & ice?. If so, then a garage pergola would lead to additional icicles. So, maybe add wider trim all around Windows and garage as well as a border trim from the stone. . I'd give you a mock-up image, but I don't have that capability- sadly. I noticed a slope from the front lawn to the walkway & garage. Melting snow freezing overnight temps will make an ice field or puddle walkway when the garden patch near the garage becomes saturated. Maybe a low retaining wall is needed to deviate the run-off? TRI-level Do you want this to be your forever home or good enough for a while home? Aging tends to couple with decreased mobility and a big risk for falls. Muti staircases and basement laundry can be remedied by chair lifts, but you'll need several.

I agree with getting rid of the too small shutters, along with the shutters around the door. there are vinyl repair kits you can purchase to fill the holes and YouTube tutorials on how to do it. Consider painting the bottom half the same color as the siding. Then pick a great color for your front door. A raspberry color would be pretty with your green siding. If it's within your budget to do so, I would look into having the light over the door moved so you can have one on either side of your front door or at least one on the left side. It's a little late this year, but next year, plan on adding some colorful annuals to the landscaping. You could add a shephard's hook with a hanging basket to the left of the door to add some color for the rest of the summer.

Since you already have a grey roof and new grey concrete, I would choose grey to match the existing colour of these two elements for garage doors and around the windows area. The gold windows trim looks good, so I would paint all trims and wooden elements of the house the same colour, including the garage beam and the garage frame (they are red-ish on my screen). I would put wood siding vertically above the garage beam to match the colour and stile of existing fence and trim (see pic). The same for the gable above the windows. It would give you more interesting look with additional texture. To enhance the contrast, I would change the lanterns to modern and black ones. The entrance might be stained or paint with fresh bright trim-fence stain/colour and the grey paint around.

what kind of budget are you talking?? remove the deck, redo siding, paint brick or stucco it, new windows less costly, you could Romabio the brick, they used it on this brick (which used to be red) get diff siding, remove the shutters, paint the garage door. whatever you do decide, the shutters should be removed. RIP. if you have extra money, turn that walkout deck into more sq footage. ignore the color and style, just look at the layout. similar to yours. see how the 'deck overhang' has been enclosed? Is that something you could do? or just remove it? See how they pushed it out and did wood siding?
