Comments (13)Scully, yep - we are a bit warmer here, but it's the overnight hard freezes that crack birdbath basins. On cold winter days, if I notice an ice skim forming, I'll add warm water too, but if I'm gone for the day the risk of freezeover escalates. The heater works 24/7. We've had a warm fall too, but if the Old Farmers Almanac is right, once it gets here, we're in for it this winter. Btw - Everytime I open this thread I get a mental picture of Woodstock ice skating on the birdbath - brings a smile to my face ....... thanks! Another little aside is that in the heat of summer, I take a pitcher full of ice cubes out to the birdbath - the flapping about definitely increases when I cool it down! :o) Love my birds!...See MoreHelp! Comments (8)We have been noticing this year our feeders are not emptying as fast as previous years. I did see a lot of birds when it was snowing. A group of about 10-15 juncos, a half dozen mourning doves, the usual cardinals, chickadees, tufted titmice and a few finches along with an occasional woodpecker. The last couple of days it has been quiet out there. I asked my husband to check to see if the feeders were empty in the back. I could see there is still sunflower seed in one feeder and one was empty. He said the back feeders weren't empty but he filled them all, so we will see. I just ordered a heated pet bowl to use as a bird bath for them and I'm excited to see if they take to it. I have seen black crows in the yard this year for the first time in 30 years. I have no idea why. We do see an occasional hawk but none of late. There have been a group of 4-6 crows roosting in a neighbor's silver maple trees on some days. They would fly off and circle and land again in the trees repeatedly. Then one day I looked out the window and three of them had landed in our yard on the ground for a bit. That's a first. I keep hearing them in the neighborhood every once in awhile. I wonder what has suddenly attracted them to our neighborhood. Comments (11)How about a third choice?... a Lease Purchase? A LP forces the renters to have some skin in the game. A Lease Option only gives them the first right of refusal if they do decide to buy. A LP is nothing more than a signed RE contract that has a delayed closing, usually 12 months. Both parties sign a rental contract and the RE contract. If they close on the agreed upon date, then the deposit is credited towards the down payment and / or closing costs. If they do not close, they lose the deposit to you. A sales price is negotiated up front, an inspection is done up front, just like a normal sale. One possible glitch is that the home does not appraise to the agreed upon sales price after the rental term. Both parties need to agree that if this is the case, then both parties agree on the lender's appraised price. The rental term should be for market rate with nothing going towards the buyers down payment. Banks do not allow sellers to put anything towards a buyer's DP. The initial deposit should be in line with what the lender will charge them in 12 months... FHA is currently 3.5%. Make sure to hold this in an attorney's escrow account!!! That way both parties are made sure that it will be around when it comes time to either using it towards the DP, or to pocket it for the buyers not going to close. The BEST part of this scenario is that once explained to the potential buyers, you will know right away how serious they are towards cleaning up thier credit, and purchasing the home.
