LOL Here's the idea: draw a longish rectangle with a door in one short end (there's your door from MB into bathroom area.) As you walk in that door, line one long side of the rectangle with bathroom counters and vanity (I put a window with a storage bench under it in between hubby's sink area and my counter/vanity.) The door to WIC is opposite the counters, lined up with the window and bench. Further along the wall with door to closet, is another door to the room with toilet and shower...shower is on outside wall.) As you walk in the room, the other short end of the rectangle (farthest away from you) has a claw-foot tub across the end of the room. Gee, hope that makes sense....I know a picture is worth...etc. ;~) You basically end up with three "blocks" on the floor plan...one long rectangle which is the main vanity, sink counter, bathtub area....with an attached square which is the toilet and shower room and another attached block which is the walk-in closet. Adjust the sizes to fit. LOL If you want to see an actual plan, remind me by PM in about 10 days and I'll be more than happy to scan! BTW, I second the vote for the Panasonic whisper quiet exhaust fans...best thing we ever did in our hot and humid climate.

Thanks everyone! A few answers to question: Jaymielo: Yes, the addition will be two stories. There will be two bedrooms downstairs, and the master upstairs. There isn't direct access from the garage to the house right now. You exit the garage, turn, and walk two steps outside to get to our back door. The current back door is located where the new stairs start by the bathroom. is a scan of the original house floorplan before we did the kitchen bump-out. The resolution of this scan isn't good enough to see dimensions, but it will show the doors that allow garage access. Marthaelena: Good guess on a door location! That's where our back door is currently located. The bottom of the layout is the front of our house, and the main entry is where the indentation is between the kitchen and livingroom. My husband's grandparents designed and built this house in the 70's as their retirement home (hence the 2-bedroom house!), and it has ended up in DH's hands because he respects thier wishes that it stays in the family. So, resale isn't very important to us b/c we have no plans of ever leaving it. If life intervenes, property values here are such that we could sell for half it's value and still be able to buy a house outright anywhere but CA. We would LOVE to be able not to do a 3-level, but we would have to either give up a level, or sink it 18-24" because of the height restrictions here; we can't be more than 24' above our curb. Supposedly the layout shown is to scale according to DH's program there, but I'm not sure I'm buying that. I'm going to get a better layout for you guys including ALL dimensions. I know from doing my kitchen that the more info I can give you, the more you'll be able to brainstorm with me. Sweeby: I hear you on not liking that program! That's why DH has been the only one who's been working on the plans so far. Everytime he asks me to sit down with it, I just get that Ew feeling b/c that program is difficult to work with, and doesn't do a great job showing you what's going on. Graph paper plan or better program (like BHG) will follow later today. The stairs will have to be included in the 19x21 addition space, and it makes the most sense to us to put them by the garage there. The terrace will be 3 or 4 steps up from the bedroom. We may be able to gain a bit more width by raising the roof on the part of the current structure that's over the current bathroom and guest bedroom. However, we'll need to consider how that roofline will look from the outside because we don't want a funny looking house. I'm open to whatever ideas you come up with! That's why I'm posting here- we need a fresh and different look on this. Resale is unlikely, so we'd like to do what's best for us. Our house is currently at about the 60th percentile value wise for our neighborhood, even with it's current 2 bedrooms. Hi I frequent the decorating forum but have yet to join in baths. We are adding a master bath to our 1920s home. We have a space of roughly 13by8 and are omitting a tub but would like a large shower and we need storage space as well in this small space . We have a few plans that we are tossing around but need some opinions on if any are feasible, space wise. The first plan is from our GC. He added double sinks but I do not like to share the bath when I am in it so we do not need the double sinks. The room has a cathedral ceiling with a 36 diameter window on the long wall a 48x24 awning window placed five ft above the floor and a regular double hung on left wall. Here is the orginal plan, there are 7ft builtin cabinets flanking the sinks. Here is my DH's favoriteidea. He has taken about 4x13 off the side to put in a very small WIC and leaving 8x8 for the bath.And this is similar to the first plan but with a 3by5 shower and a single sink flanked by wardobe armoires. Do any of these plans stand out as a better option than the other? Or should I be starting from scratch? Thanks.

It's a little tight, but I bet you can squeeze it in (assuming the interior dimensions of the room are a full 13' wide by 8' deep). Here's one idea for layout with the tub centered in front of the window, a 5' double sink vanity with open shelving for towels/baskets on the side nearest the tub, an (almost) 4' x 3' shower, separate toilet room, and 4' closet.
