Making Rental Property Bathrooms look Upscale on a Budget
Comments (10)Something to consider doing with the old tile is getting a company to come in and repair any grout, then seal it with a color of the tile for a modern look. This will make a fairly drastic change and itâÂÂs relatively inexpensive and done in a day. The house I bought has a sort of off white creamy grey/beige tile through the living areas that I didnâÂÂt like much. The grout was nasty. After the company cleaned it all, repaired the grout and sealed it with a color match to tile it all looks brand new and really nice. They also buffed it all out at the end. ItâÂÂs also amazingly easy to keep clean because the sealer seals the porous grout. ItâÂÂs guaranteed for ten years. If the bathroom takes a shower curtain check out Deny curtains. If the cabinets are sound flat panel but nasty looking itâÂÂs very easy and cheap to resurface with a laminate or wood veneer. I have done it myself and it lasted the years I lived in a home several homes ago. Follow instructions exactly and you will have no chipping edges or lifting. If the countertop is gross there are some very nice FormicaâÂÂs out there. I would change that as itâÂÂs so noticeable. Keep an eye out at Costco as they sometimes have a nice Hansgrohe single lever bathroom sink faucets for under a $100. I put this in my sonâÂÂs townhomes 2nd bath where grown men have been slamming the handle for over two years now and itâÂÂs still perfect. Paint. How does the mirror and lighting look? While it is not depicted, I intend to have a small refrigerator either in the cabinetry under the stove or as a stand alone. is "Storage" intended to be the ONLY storage for clothes and linen/towels? What about a dresser? Mmm...yes. I had not thought of a dresser. There is room to expand the right wall, behind the area marked "storage", further into the basement. However, due to the vents behind the wall the ceiling height would be lower than the rest of the room. is there additional storage outside of this room? The rest of the basement has a lot of empty room but I wasn't planning on giving any additional storage to the occupant. There is no room to move between the counter and sink in sketch 2. The sketch is not drawn to scale but that is a valid point. Need to double check. is the only access through the sliding door? There is a door (first pic above) which leads to the basement and the laundry room. A little 1BR brownstone overlooking the Mississippi River in St Paul -- my then-partner and I had to find a place quickly, so we didn't look at a lot of places; I stumbled upon it in a Craigslist ad. I toured the place on an autumn afternoon; it was filled with golden hour light and I instantly fell under its spell. The light was delicious and inviting. West-facing windows, with the river in view. Wood floors, kitchen built-ins. The kitchen sink was quite large but exceptionally splashy, somehow. There was zero counter space, but we opened up our dining room table (which squeezed into the kitchenette extension) and used that for prep. The whole place was maybe 650' square. 700?. The maintenance lady didn't know (she was the face of the landlord, who operates out of NY). The bedroom closet was atrociously small and awkward, but we had a big walk-in hall closet and basement storage. I loved the view and the light. One of the two cats lived almost permanently in a living room window. We had a pull-out couch in the living room for a young family member to visit, and it worked perfectly (though I later had a tough time getting rid of that couch--so heavy! It sadly ended up in a dumpster bc no one wanted to buy it and no places took those couches as donation). We even hosted a Christmas (desserts and apps only) that was amazingly fun (6 adults, 2 cats, and 1 doted-upon little boy)... It's still one of my favorite memories of adult holiday gatherings. Parking was terribly limited in the area. We ended up buying a parking spot on site for $70/month, Total rent... with parking was $925 or $950, i think. A lot for us at the time (just a couple years ago... 2013-ish). We were in our early 30s... two masters students scrounging a living and trying to put our lives together... and lived there about a year and a half. I enjoyed it! I loved that warm ombré rug! It was sold after I left the apartment after this. that radiator in the window had a marble(?) cover over it that created a great kitty window perch. Comments (4)you wouldn't want cheap melamine. so a light to medium stained maple in a basic shaker or raised panel for that matter might be about the same end result as far as money and wearability. You are talking Kraft Maid or something like that?? you want to be able to replace a door if need be and have a pretty good warranty. otherwise a caramel or café stained oak in a shaker can give you a chance for a more modern flair and.... and dings in oak can be dealt with touch up putty etc. Oak can give you some consolation as far as strength and texture of the wood can handle little things that happen....See Morecawaps
