Comments (11)So many variables to consider: What is the size and condition of the existing foundations; will they support a second level, or make a second story impractible? The OP doesn't want to touch the existing roof--is she open to the most economical options? A new stair likely means an addition to the first floor or loss of existing floor area to accommodate a new stair. How old is the existing house? What about framing and pest conditions? Signs of needed or ignored maintenance, water damage, rot, deteriation, infestation, etc.? Then there's all the systems: For example, supply and waste plumbing runs; soils lines; septic systems, etc. Where are they and where do they go? Then there's electrical capacity--will the existing service be adequate for expansion? How about heating and cooling--not likely that existing HVAC has the capacity for the new area regardless of where it's located and it's current condition. How large is the lot; what are the setbacks; what's the buildable envelope for new construction? How is the house oriented and what are the options for new, added first or second floor construction? Are there any soils, drainage or special site restrictions? How will construction be planned and scheduled? Will the occupants attempt to live in the house during construction? Will construction be by a GC or owner? What type of construction contract makes most sense? Is financing an issue? Are city/county approvals required? Are they problematic? No architect will be surprised by this partial list--it's what they consider and deal with on every project. Consumers, on the other hand, may need to do a lot of due diligence before getting locked into one approach or another. Cooler, professional heads may help! Comments (3)In open concept things don't have to match they just need to coordinate. Choose colors you want in the space and use them in varying degrees in both parts of the room. The rug you have under the table is too big for that space. I would move it into the living room part of the room but orient it the opposite direction. Center it in that space with the window and use it as a guide for furniture placement. You should have at least a foot of hardwoods showing on all sides. Art should be placed with centers at about 60". a grouping should be placed as if it were one piece. Color should be repeated around the room to keep your eyes moving in the space. Center the dining table under the light and lower the light closer to the table. If you do bring in another rug it should also be centered under the light along with the table.Try the table turned the other way. The room will feel less cramped if you can comfortably walk all the way around the table grouping. When I move into a new place I try different furniture placement out for a few weeks then change things up and live with another position for awhile until I find what works in the room best for my lifestyle. Before you do anything, think about how much money you want to spend on this renovation, and then hire an interior designer to help you put together a master plan. You'll get more accurate quotes from contractors when they have something to estimate from. Then you can do the build-out in phases. Comments (8)I purchased a new home and got these new gray oak floors installed but now the paint that was in the home prior( Dolphin Fin by Behr) looks too blue and dark. Need a lighter or less blue color that will go with the floors, white cabinets, white Calacatta quartz, white subway backsplash, and brushed gold hardware. My painter only uses Sherwin Williams. Thinking Snowbound, Origami white, Zurich white, Aesthetic White, or even agreeable gray( although I tested it and it doesn't look too far off from the Dolphin Fin).
