Need input on house exterior
Comments (1)I agree that a half masonry wall looks odd, as if the house had fallen part way into the basement. I assume this idea became popular for houses on slabs close to grade where siding would come too close to the ground. I think a house should be raised a foot or more above final grade regardless of how it is constructed but that's a different topic. Unless your house is intentionally a modern design, the use of masonry with siding above it is an obvious simulation (or at least emulation) of a traditional exterior bearing wall. But why would anyone build a solid masonry wall half way up the first story and them change to wood framing with siding thereby breaking the structural integrity of the wall at the worst possible place. Historically such a design would have been discarded soon after the early examples had been blown down by strong winds. It should be obvious that an exterior bearing wall must span from the first floor to the second (or roof) without a break. However, today modern masonry veneer cavity wall systems make it possible to place a full height light wood frame behind the masonry veneer but that creates another telltale deviation from a traditional wall design since the face of the upper siding is set back from the face of the masonry (unless the upper wall is furred out at considerable cost). Traditional builders carefully positioned upper elements proud of the lower elements in order to avoid water problems at these changes in materials. If you like masonry I recommend using it for the foundation or take it up to the second floor line/roof eave. Comments (17)Neo: Thanks and a couple of answers to your questions: 1. The attic is well insulated (R-49 about 3 years ago) but the house is south facing and stucco. Tons of windows (about 38 (med/lg on 1st floor and 6 med size windows on the 2nd floor. I don't think the stucco does as well as a brick home when it comes to insulating from the heat and cold. 2. The 5 ton today does not short cycle. It is pretty consistent and have been told with a variable system we would definitely see a cooler and less humid home. 3. Atlanta does get cold. Comments (8)How old is your house? What about those tiny glass subway tiles in a neutral color (cream? grey?) or green? Or a creamy typical sized subway tile? While I like a very simple backsplash, your kitchen would look great with something a bit more fun/creative...some sort of combination of colors of artistic tile? Comments (10)It will not have a foundation suitable to a residence, etc. It has water issues now, and as you can see, the whole yard needs to be regraded away from the house instead of towards it. And that is whether or not it becomes a habitable space. The yard is graded poorly. Your roof needs insulation to code requirements even if it didn’t have to be rebuilt. The current electrical service to the room will be insufficient for a modern bedroom and climate control. If you haven’t upgraded the home to a modern 200 amp service, that’s going to have to happen first. Where IS the nearest bathroom serving that? Do you think any AirBnB guest wants to have to go outside a virtual garden shed and into someone else’s house to take a shower or use the toilet? Not in this lifetime.
